The launch of Etihad Rail is set to transform both transportation and real estate in the UAE. With its high-speed, all-electric passenger train connecting Dubai and Abu Dhabi in just 30 minutes, the project will significantly improve accessibility and convenience across key areas. As the network develops, real estate experts expect property values near Etihad Rail stations to rise by up to 15%, though the full impact will take time to materialise. Ellington Properties’ CEO, Elie Naaman, highlighted the value of infrastructure in shaping communities, stating: "Infrastructure advancements like these will make properties near the stations more appealing to both residents and investors, creating connected, vibrant communities." Key locations such as Al Jaddaf in Dubai, as well as Saadiyat Island and Yas Island in Abu Dhabi, are expected to see growing demand due to their improved connectivity. With better transport links, residential and investment trends are shifting toward well-integrated, accessible neighbourhoods. Beyond making daily commutes between Dubai and Abu Dhabi easier, Etihad Rail is expected to reshape where people choose to live and work. Its connections to international airports and key urban centres will also boost business and tourism across the UAE. Operating at speeds of up to 350 km/h, the high-speed train is expected to contribute Dh145 billion to the UAE’s GDP over the next 50 years. As major infrastructure projects like this take shape, they are not only improving transport but also redefining the country’s real estate landscape, creating opportunities for residents, investors, and businesses alike. EBH is being handed over soon, and on Monday we celebrated its completion with an event that highlighted the role of art in making this development stand out. In an interview with Foochia, our CEO Elie Naaman and co-founder Robert Booth shared how art has been central to Ellington Properties from the very beginning. Elie explained, “Art is not just a feature; it’s the foundation of our work. We’ve incorporated 3,000 pieces from local artists, and it’s what makes our projects special.” Robert added, “When we founded Ellington Properties, we also launched the 'Ellington Art Foundation to support the local art community.
