    Weekly news A selection of interesting and useful updates from the UAE: ● Over the past five months, 2.4 million guests stayed in Abu Dhabi hotels, generating $866 million in revenue. For real estate investors, the emirate's tourism appeal means strong demand for short-term rentals. ● For the first time, a rent calculator has been introduced in Abu Dhabi. This tool allows tenants to track market changes through the website adrec.gov.ae. The initiative aims to increase transparency in the real estate market and attract international investors. ● UAE airports welcomed 72 million passengers in the first half of 2024, a 14.2% increase compared to the same period last year. Passenger traffic grew from 62.7 million to 71.7 million. ● 21% of millionaires aged 18-34 from the UK and France plan to move to the UAE due to the high quality of life and economic opportunities. A survey of 518 wealthy individuals revealed that concerns about rising taxes and worsening economic conditions in their home countries are also driving factors for potential migration. ● The world's largest chocolate and pastry festival, Salon du Chocolat et de la Pâtisserie, will be held in Dubai from September 18 to 20. The event will take place at the Madinat Jumeirah resort and will feature 360 brands. The program includes 43 competitions and masterclasses, including a chocolate fashion show and sessions with industry leaders. #uaenews

    Three reasons to get a mortgage in the UAE In the second quarter of 2024 alone, Dubai recorded 8,989 mortgage transactions, with the total value of mortgage transactions increasing by 34.8% compared to last year. Mortgage popularity in the UAE is growing, and here are three reasons to consider getting a mortgage: ✺ Enter a Project with Minimal Investment In the UAE, you only need to make a 20% down payment. Interest rates here are low—3-6% depending on the bank. The UAE offers some of the most attractive mortgage terms in the world. Check out how mortgage rates compare across different countries. ✺ Earn Rental Income If you purchase an apartment with a mortgage, you can not only cover your loan payments but also earn additional income. A good option is an apartment in Business Bay for $340,300. The monthly payment is $1,400, and you could earn $18,000 annually from rent. ✺ Obtain Residency When you buy property worth $205,000 or more, you can apply for a residence visa. This visa allows you to live in the UAE for two years. There’s also an option to obtain a 10-year Golden Visa, but the property must be valued at $550,000 or more.     How to tell if your broker is misleading you Hi there! This is Firuz, co-founder of Inside. This post is for all investors—whether you're new to the market or an experienced player. ✷ Dubai’s real estate market is transparent, so take advantage of that. The Dubai Land Department's website provides access to all transactions since its inception. You can find data on every apartment sold, including its unit number and the transaction amount. This allows you to verify whether you're being offered a fair price and whether there are any resale transactions in that building at all. ✷ Don't hesitate to ask questions to multiple brokers. If their answers align, the information is likely accurate. However, if you receive conflicting versions, it's a sign that you should dig deeper and double-check everything. ✷ My main advice is to always stay vigilant and verify the information you receive.
