Faisal Durrani, Partner and Head of Research, MENA, recently joined the Dubai Property Podcast to discuss the latest trends in Dubai’s residential market. In 2024, residential transactions reached a record AED 422 billion, marking the fifth consecutive record-breaking year. While overall prices continue to rise, the villa segment leads the way, now sitting 38% above its last peak a decade ago.   Durrani also highlighted a shift in buyer behaviour, with a 48% drop in available villas priced at AED 50 million or more. In 2023, there were 37 such homes for sale, compared to just nine last year—underscoring the trend of end-user demand over speculative investment. He highlighted the strong demand among Saudi nationals, with 72% expressing interest in homeownership within these developments, particularly in Neom, Jeddah Central, and King Salman Park. He highlighted that the DIFC currently reports nearly 100% occupancy as of Q4 2024, while 17 Grade-A assets on Sheikh Zayed Road tracked by Knight Frank boast an average occupancy of 95.4%. With space becoming increasingly scarce, businesses are looking beyond traditional hubs, while locations like Dubai Science Park and Expo City are seeing rising interest, offering state-of-the-art facilities and competitive rents. In our latest Saudi Report 2025, when asked about their preferred home type to purchase, both Saudi nationals and Saudi-based expats overwhelmingly chose villas, with 54% indicating this as their preferred property type. Apartments followed at 30%, while townhouses were the least preferred, at just 16%. Our aim was to understand current housing preferences to better serve our client's needs in the region.
