IHG Hotels & Resorts is expanding its presence in the UAE through a strategic partnership with ALDAR, the country’s leading real estate developer. Together, they will embark on a major repositioning project on Yas Island, transforming six hotels within the Yas Plaza complex into a unified Vignette Collection resort. The franchise agreement involves the refurbishment and conversion of the current hotels into distinct properties within the newly named Straylight Yas, Vignette Collection. A key element of the project is to open private beach access to the complex for the first time. Have you ever wondered how two buildings in the same neighborhood, with nearly comparable rent and vacancy rates, perform so differently? That's where 𝗽𝗿𝗲𝗱𝗶𝗰𝘁𝗶𝘃𝗲 𝗮𝗻𝗮𝗹𝘆𝘁𝗶𝗰𝘀 knock the door. The attached image compares two buildings using both traditional and nontraditional parameters, showing how much more there is to consider than what is necessary. Let's break it down together: 𝗧𝗿𝗮𝗱𝗶𝘁𝗶𝗼𝗻𝗮𝗹 𝗺𝗲𝘁𝗿𝗶𝗰𝘀 🔹 rent per square foot, 🔹 vacancy rate These metrics only tell a small part of the story. At first glance, both buildings seem to have roughly identical performance. Building-1 rents for $1.74 per square foot, while Building-2 rents for $1.70. Both have a vacancy rate of two percent. Quite similar, right? 𝗡𝗼𝗻𝘁𝗿𝗮𝗱𝗶𝘁𝗶𝗼𝗻𝗮𝗹 𝗺𝗲𝘁𝗿𝗶𝗰𝘀 🔹 proximity to restaurants 🔹 grocery shops 🔹 entertainment venues These offer more insight into what drives real demand—and, eventually, rental growth. For example, we predict higher rent growth for the building closest to premium restaurants and more retail options. 𝗣𝗿𝗲𝗱𝗶𝗰𝘁𝗶𝘃𝗲 𝗔𝗻𝗮𝗹𝘆𝘁𝗶𝗰𝘀 considers these uncommon factors and predicts a higher rent per square foot for one of the buildings over the next three years. That minor advantage in location and amenities could 𝗿𝗲𝘀𝘂𝗹𝘁 𝗶𝗻 𝘁𝗵𝗼𝘂𝘀𝗮𝗻𝗱𝘀 𝗼𝗳 𝗱𝗼𝗹𝗹𝗮𝗿𝘀 𝗶𝗻 𝗺𝗼𝗿𝗲 𝗿𝗲𝘃𝗲𝗻𝘂𝗲 𝗼𝘃𝗲𝗿 𝘁𝗶𝗺𝗲. Why does this matter to you?
