    MEET THE 10 RIVER PROJECT TEAM Daniel Gray, Project Manager– Delivery Alfasi Group #alfasiproperty "As Project Manager with Alfasi Property, my responsibilities include the management of end to end delivery, finance cost control, program monitoring, quality assurance, design review, key stakeholder engagement and overseeing the future fitout of tenancy spaces.     What do you like most about the design of 10 River? "In my opinion, the best design aspect of the project is the incorporation of the mirrored finished canopy and how it interfaces with the architectural coffered ceiling at the ground floor driveway." What do you think will be the biggest challenge, and how will it be solved? "The biggest challenge I see would be the logistics in which surround the future fitout of tenancies. This is due to the vertical access constraints and high trafficable area’s which need to be considered as apart of the tenancy fitouts, following the base build completion." Favourite spot in South Yarra? Caffé e Cucina. Great pasta.

    MEET THE 10 RIVER PROJECT TEAM Manhom Marial, Project Coordinator Figurehead Construction Manny's role as the Project Coordinator is predominantly to ensure procurement, safety documentation, design coordination and quality assurance are maintained to a high standard. What do you like most about the design of 10 River? I like the coffered ceilings within level 2, I feel it gives the building a historic, traditional and formal look. What do you think will be the biggest challenge of the project, and how will it be solved? The program for structure lining up with the wettest period of the year could have some significant delays. This may require aligning critical path items such as services and façade to make back time potentially lost due to weather. What are you most excited about for this project? Working on a full curtain wall façade project. In your opinion, what feature or aspect of the design will make 10 River one of the most sought-after workplace addresses? The location is prime, considering Chapel Street is only a 5 min walk away with its entertainment venues/restaurants and easy access to tram lines and train.

    ODM Electrical Contractors Pty Ltd recently achieved a significant milestone, successfully installing generators on the lower level of our site. Originally equipped with a 500KVA generator, the engineering team at Lucid Consulting Australia lead by Joshua Norton optimised the setup, resulting in the use of a 110KVA generator and a 200KVA generator. This configuration ensures backup coverage for both the common areas and essential services at 10 RIVER. Moreover, this arrangement offers the flexibility to potentially designate one generator for common areas use and the other for tenancy purposes in the future. Overcoming the logistical challenge of lowering the generators through a stairwell required meticulous planning, detailed Safe Work Method Statements (SWMS) and systematic methodologies.     MEET THE 10 RIVER PROJECT TEAM Eeshenn W., Development Manager Alfasi Group As the Development Manager for the project, Eeshenn is responsible for managing and bridging the connection between each part of the development process, from site acquisition, town planning through to construction and occupation of the development. What do you like most about the design of 10 River? My favourite part of the design is the stepped private terraces on the east. They provide breathtaking panoramic sunrise views to the Dandenong Ranges. What do you think will be the biggest challenge, and how will it be solved? The biggest challenge for me was the design constraints around the existing Melbourne Water asset that runs diagonally across the full extent of the site, splitting the ground plane into two separate individual buildings. This site specific challenge was then transformed to strategically value-add the design and amenities of the development, by providing back to the local community a beautifully landscaped block-link boulevard that links the South Yarra Forrest Hill precinct with the local residential zone off Tivoli Road. This idea was sparked through a series of collaborative discussions with Melbourne Water, City of Stonnington, town planner Urbis and architects from Carr. In your opinion, what feature or aspect of the design will make 10 River one of the most sought-after workplace addresses? The key aspect of the design at 10 River which I believe will be setting precedent to the future of workplaces is the development’s offering, providing the finest conveniences that have been meticulously thought-out and cleverly embedded in the architecture; the luxurious amenities which hybrid the exclusiveness of a hotel experience and also biophilic design to enhance the wellbeing of occupants.

    MEET THE 10 RIVER PROJECT TEAM Sean Fisher, Project Manager Figurehead Construction As Project Manager, Sean responsible for all aspects of time, cost, design coordination, team morale and stakeholder liaison. What do you like most about the design of 10 River? The ‘Pencil Columns’ as they’ve been termed due to being 9m long and 200mm wide with a unique sandblasted finish. What do you think will be the biggest challenge, and how will it be solved? The biggest challenge will be the construction program which is tight, engagement of the right sub-contractors for the size and complexity of the project and the early focus on design coordination will assist in overcoming this challenge. Favourite spot in South Yarra? Leonards House of Love–Incredible atmosphere and burgers! In your opinion, what feature or aspect of the design will make 10 River one of the most sought-after workplace addresses? The 360-degree views and extent of natural light combined with the location will make this workplace one to be enjoyed for many years to come. Alfasi Group

    MEET THE 10 RIVER PROJECT TEAM Chris McCue, Managing Director Carr What do you like most about the design of 10 River? The design language mediates the scale of the Como development to the site’s West down to the domestic residential scale of Tivoli Road and whilst it is clearly a commercial building it manages to speak to each interface through the architecture. What do you think will be the biggest challenge, and how will it be solved? Raising the ground floor above the street level as a requirement of the permit was a challenge that makes for an interesting ground plane but has been utilised as an asset to the development through the sense of elevation that it generates. What are you most excited about for this project? The boutique scale of development and the contribution to the public realm as a revitalising catalyst for River Street is unique in South Yarra. Our driver from the beginning was to knit this building architecture into the fabric of South Yarra. Favourite spot in South Yarra? Maker At Como for great coffee and people-watching. In your opinion, what feature or aspect of the design will make 10 River one of the most sought-after workplace addresses? Biophilia is a key attribute of the design on each floorplate, the relatively low-scale nature of the building speaks to South Yarra as a village precinct in parts where I expect 10 River will prompt further activation of back-of-house streets and laneways in Stonnington.     Thank you ArchitectureAU for highlighting our exceptional design team of Carr and Acre.   We love this description of 10 River’s design:   ‘Carr describes the building as being defined at street level by “a heavy, darkened sandblasted concrete podium capped by a black mirrored canopy” with “the use of weighty materials … offering a sense of permanence and arrival.” The upper levels feature “a curtain wall of folded glass” to the west and “stepped terraces that work to blend the building into the lower-rise character of South Yarra” to the east.’
