The project will now more than double the number of BTR dwellings initially proposed, positioning it as one of the largest BTR developments in the state. Selected as part of the NSW Department of Planning, Housing and Infrastructure's new Rezoning Pathways Program, Urban Property Group’s State Assessed Planning Proposal (SAPP) will transform the site into a significant BTR development. The revised plan includes two BTR towers with approximately 800 homes, featuring affordable housing and apartments compliant with the National Disability Insurance Scheme (NDIS). This is a substantial increase from the original proposal. The development will also feature top-tier amenities and a 200-room hotel, all located near Parramatta Station. Situated at 2 Fitzwilliam Street, the mixed-use development will consist of a 200-room hotel, a retail podium, and two BTR towers—one rising approximately 48 storeys and the other 35 storeys. //💰 Brisbane and Gold Coast New Apartment Prices Surge Amid Tightening Supply Crunch 🔥 The average sale price of new apartments on the Gold Coast has reached a new peak in the June quarter, as available stock continues to dwindle due to a reduction in project launches and a surge in sales. This has accelerated the depletion of supply, cutting six months off the city’s available stock. 📈 According to the latest data from Urbis, while there are some remaining units in the Gold Coast Central precinct, stretching from Southport to Broadbeach, this didn’t prevent the weighted average price for new apartments from climbing to a record-breaking $1.77 million for the quarter. This figure is up from $1.73 million in the March quarter, which was then the highest on record since Urbis began tracking the market in 2014. In just nine months, the average price has surged by 56%, or $638,000, from $1.13 million in the September quarter of last year. 💸 The Urbis Q2 2024 Gold Coast and Brisbane New Apartment Essentials Summary also highlights a parallel situation in Brisbane.
