With a growing trend in community living, strata management and consultancy services are in demand. Today, BCsystems remains privately owned and operated, with an expert team of strata managers and consultants on staff. BCsystems is now an established force within the industry. Our core business is ensuring that our strata communities comply with the complex legislation that governs community title schemes whilst assisting all stakeholders in making informed decisions that are in the best interests of all. Our comprehensive strata consultancy service also provides sound, considered advice and direction to our clients about titling arrangements, scheme structure and preparing all relevant documentation required to comply with disclosure obligation. Given the time and expense often involved in organising a general meeting – especially in larger bodies corporate – it would be impractical for every decision to be decided by a vote of all owners.   • In body corporate schemes, certain areas like parking spots, courtyards, or rooftop terraces may be allocated for the exclusive use of specific lot owners - these are called Exclusive Use (EU) areas. Though part of the common property, exclusive use by-laws grant specific owners private rights over these spaces. • EU areas can include parking spaces, storage rooms, and courtyards • The by-laws granting these are legally binding and registered with Titles Queensland • They can only be established through a resolution without dissent – all owners must agree, at an AGM or EGM These by-laws ensure owners know their rights and responsibilities while offering flexibility and exclusivity.
