    📜 Avoiding Double Duty: The Importance of Proper Contract Conditions 📜  💬"You could incur double duty. You can see on my face right now because I've literally had about three or four of these contracts." 💬 When buying property, it's crucial to understand the implications of contract conditions. If you include a special condition allowing the buyer to rescind the contract and enter into a new contract with a new entity once it's created, the Office of State Revenue may consider this as satisfying a condition, leading to duty implications. 📑 💸 Duty arises on the agreement to purchase property and is usually due within 30 days of the contract date or satisfaction of conditions. Including nominee replacement purchaser conditions in your contract can result in double duty. 🚫 To avoid this, ensure your purchasing entities are set up in advance and seek advice from your accountant.
