TogetHER Retreat 2024 At Kapitol Group, our TogetHER group provides a safe and supportive space for our female workforce to share their experiences. At this year's retreat we shared experiences, both good and bad, and identified key areas for growth. Recognising that progress requires collective effort, we also invited male allies to join the conversation. The retreat also included an industry panel discussion on strategies to attract more women to the construction industry, navigate unconscious bias, and prepare for future industry shifts. PROJECT ANNOUNCEMENT | CUSTOMS HOUSE   We are excited to announce the commencement of a significant refurbishment project for the Customs House building for Australia Pacific Airports Melbourne (APAM) at Melbourne Airport. This project entails a comprehensive upgrade and modernisation of the existing 3-storey office building, transforming it into a state-of-the-art facility.   The project's scope includes: - Full base building refurbishment: extensive renovations across all three floors to revitalise the building structure and interior - Integrated fit-out: ensuring minimal disruption and enhanced operational efficiency for existing tenant(s). - Façade upgrade: modernisation of the building exterior, improving both aesthetics and energy efficiency, and - Replacement of building services and plant: complete overhaul of all building services, including HVAC, electrical, and plumbing systems, with the latest technologies for optimal performance and sustainability.   This refurbishment project not only aims to preserve the historical significance of the Customs House building but also incorporates modern innovations to enhance functionality, sustainability, and user experience. Precast Panels Factory Visit | High Street Preston BTR Kapitol Graduate Alex G. has been given the responsibility of QA for our precast basement panels on our High Street Preston build-to-rent project. Regular factory visits to Auscast Constructions forms an important part of the QA process so we can inspect the progress of the precast panels in collaboration with our client partner, Barings. The visits also provide Kapitol and Barings the opportunity to ensure that quality assurance practices are being meticulously followed, with Inspection Test Plans (ITPs) updated daily on Visibuild to maintain transparency and accountability during construction. Importantly, regular pre-installation factory visits mean we're able to sign off every panel one-by-one before they arrive on site. Official Opening | NEXTDC D1 Darwin Data Centre Our first interstate project is officially open – the NEXTDC D1 Darwin Centre! Yesterday marked the grand opening of this state-of-the-art data centre, developed in close partnership with the Northern Territory Government, Vocus, and module build partner Vertiv. The D1 facility is set to revolutionise digital infrastructure in the region. The ceremony was attended by NT Chief Minister, Hon Eva Lawler, and featured a Welcome to Country by Larrakia Elder, Aunty Jeanneen McLennan. Chief Minister Lawler said, “NEXTDC’s D1 Darwin marks an exciting milestone for the Territory’s accelerating digital economy, providing numerous local and global organisations with mission-critical infrastructure combined with access to global cloud platforms to drive and implement their digital growth strategies.” A big thank you to all our key stakeholders for your support and collaboration throughout this project. This achievement is a testament to what we can accomplish together! We extend our thanks to our new business team, who worked tirelessly for 14 months, and to our delivery team, who overcame challenges like a closed highway to complete the build in just 9 months. Green Review | Article Feature Our ESG team sat down recently with Green Review to discuss how we're reducing our environmental impact through design and material choices, together with sustainable construction practices. Amanda Clements, our Head of HSQ & ESG notes that there can be a misconception in the construction industry that it's the developer—not builder—who is responsible for ensuring projects are designed and built sustainably. Not so. “Throughout the ECI process, we partner with specialist consultants to analyse upfront how to reduce embodied carbon by changing materials or designs, and we will work with our client to review Green Star requirements at the ECI stage too," explained Amanda. Amanda also notes that even with non-ECI or ‘construct-only’ projects, the design is never 100 per cent complete and there are always changes and improvements to be made as a project comes to life. WIN! 2024 Master Builders Victoria Excellence in Construction Awards On Friday night Kapitol Group won the Excellence in Health and Safety Award at the 2024 Master Builders Association of Victoria Excellence in Construction Awards and we couldn't be prouder. The project used to demonstrate excellence in health and safety was our NEXTDC M2 stage 5 expansion works. In the 5 years we've worked with NEXTDC, their team has closely collaborated with ours on health and safety initiatives. They are constantly challenging our teams on how we can do better, often well above industry standards, so we feel this award is as much theirs as it is ours. Urbanity & The Urban Developer Awards 2024   Kapitol were out in force last week at the 2024 Urbanity Summit and The Urban Developer Awards.   This is the second year Kapitol has been a gold sponsor of the summit, and this year we had special guests join us from ADP Consulting Pty Ltd, Armitage Jones, and WT (Australia.   Kapitol’s Director Andrew Deveson presented on a panel entitled ‘Data to Development – applying real time AI in property, sharing his thoughts on the current state of tech and innovation in the property and construction industry.   “Our industry is so ripe for disruption because it’s been so disjointed that there’s so much opportunity,” Andrew said. “This time last year, we had an IT manager and this year we have a CTO (chief technology officer) with a team of 10 people.”   We were also proud to present the ‘Development of the Year – Industrial’ award to Switchyard, nominated by Mirvac.   Congratulations to The Urban Developer team on another great event. High St Preston | History & Community   Kapitol’s latest build-to-rent project for Aware Real Estate, developed in partnership with Barings, is prominently located at the junction of High Street and Plenty Road, a significant and historical intersection in the suburb of Preston. Preston has long been a cherished residential area, with High Street and Plenty Road serving as its main thoroughfares since the late 19th century. The first settlers, primarily farmers, laid the foundation for this vibrant community and by 1891, the population had grown to 3,600. The post-WWII population boom further shaped the area, leading to significant residential development.   This new BTR project will play a significant role in the ongoing development of Preston. The project will feature 292 studio, 1-bedroom and 2-bedroom apartments, including 7 duplex townhouses, 6 shops, and a 3-level basement car park. It has also been considerately designed to meet the needs of modern residents while respecting the historical character of the area.
