Residential rents have stablised in Perth in the last few months according to REIWA statistics. While supply is still very low, at least rents are stabilising. Our team at Momentum Wealth recently did some analysis as to why rents have stablised. One of the key factors has been the uptick in demand from investors, which means more rental supply. Investors now compromise around 40% of all new monthly loan commitments in WA, after being as low as 17% in 2021 (see the graph below). Overall monthly loan demand has risen, with owner occupied loans over $2 billion and investment loans just under $1.5 billion. It's all pretty simple maths. More demand from investors means more rental supply and in this case at least, a stabilisation of rents. The only way to keep rents lower is to have more investors and more investment properties.
