  • Private Lending: How to bend credit policy and pricing Few days ago one of our broker partners got a message from us offering prime location residential or commercial 70% LVR at 10.95%pa no monthly line fee. The first enquiry he brought was a super short term one month bridging with option to extend to three months term, and we approved this with even sharper pricing at sub 10%pa! The other broker partner came to us with a $9mil+ house seeking 70% LVR. We like the deal so much we offered the same rate for what we would have offered only for sub $5mil loan size. Then another broker partner speak to us about a deal in South Australia, told us he didn’t give us a deal because we capped this pricing at $5mil. We asked what’s the deal size? It’s over $30mil; the thing is when it comes to this size the pricing sharpen all the way to 11% inclusive of establishment fee and origination fee to the broker partner (noted there might be cheaper option in the market). Both sides almost miss out a good match due to communication. The point we want to make is, credit policy and pricing are usually indicative. Private lending is a covenant lite solution and meant to be very customizable. With global outlook on rates trending downward, although Australia might not see a rate cut anytime soon, however liquidity and cost of fund are definitely improving. There are opportunities to do more deals! We love deal size $200k to $20mil+ up to 24mth. We fund all states of Australia, with appetite for residential and commercial properties.

    November is coming up! Before the start of a new month we usually invite new money or top up investments into our pooled credit fund issued by N1 Asset Management Pty Ltd, an AFSL holder and 100% owned subsidiary of N1 Holdings Limited (ASX:N1H). We are actively lending and always keen for new investments. N1 Holdings currently has access to about $200 million in capital. The full day event has brought together more than 160 Australian property market participants including lawyers, real estate agents, economists, financial advisers, bankers, brokers, valuers and lenders to exchange their views and insights. I had the pleasure to be one of the panelists to share thoughts on the current property market from the financier’s perspective. There was also one question from the audience about new technology implementation in the housing market and for me, I just couldn’t wait for the Tesla robots to be released to the general public!   • We have spoken a lot on short term private lending, and many offers in the market that allow up to 36 months loan term in private lending. Over the years we have also funded some deals that have more than 12 months loan term. When we review the stats we realize the optimal point is probably 18 to 24months when a viable exit strategy kicks in. That's why we further improve our offerings, removing some obstacles for borrowers to obtain longer lead time to reach a viable loan exit time frame. 1. pre-defined loan term 18mth or 24mth, saving the rollover fee when loan term expires but need to extend 2. flexible repayment type, which can potentially be quarterly, half yearly or even annual prepayment tailored to borrowers' needs, on a case by case basis 3. flexible minimum loan term to enable early exit, always a happy outcome to deliver exit earlier than planned  4. applicable to residential and commercial properties, there will however be an annual valuation review with minimal cost In assessing a private lending deal, priority is still to focus on borrower/guarantor background, strength of security, overall financial position and exit strategy.
