In this week’s Nitschke email, we’re talking about the interplay between region and real estate growth. With Mount Barker’s population set to exceed 56,000 people in the next 15 years, there are real concerns regarding affordability, congestion, and stressed infrastructure. We’re focusing on two specific planned developments in this letter. Make sure you’re on the list:

If you’re in the market for a home, you’ve probably tossed up living in it vs. renting it out. This is a personal decision that depends on many factors – as it has implications on your grant eligibility, taxes, cost of living, and lifestyle. It also depends on the region you’re in. In some cases, it’s more cost-efficient to buy in an affordable location and have the rent cover the majority of the mortgage, then live elsewhere. In other situations, it’s best to focus on one home, one mortgage. Ask yourself: • What feels right for you • What your finances allow • Where you’d like to buy and/or invest • Current and historical sales/rental data on your target suburbs • What your long-term goals are • How both strategies would affect your taxes If you have specific questions or would like advice from a property manager, comment below or send us a message. We’re happy to help. #AdelaideHills #realestate #landlords

In this week’s Nitschke email, we’re exploring the rent-vesting strategy. In short, you rent a property to maintain a desired lifestyle and buy an investment property within your budget. It’s the best of both worlds, but not easy to execute in this market. If you want to either rent and/or buy an investment property in the Hills, look into rent-vesting. This week’s email is a good place to start. Sign up here: https://lnkd.in/guHTD9ky

Our State of the Company events aren’t social off-site sessions for our team (although as you can see, we always have fun). They’re a chance for us to realign as a team, at a dedicated time and space to review where we’ve come, where we’re going, and how we can be better. There’s such a special energy walking out of the room, knowing we’re all rowing in the same direction. In a fast-paced industry like real estate, we believe it’s critical to hold space for each other, celebrate wins, reflect on our mission, and prioritise connection.
