Stamp duty to land tax is back in the news. It's a simple and logical idea, but not so straightforward to implement. Managing the transition is key to any tax reform. Check out our report on the three main transition models and their trade-offs. https://lnkd.in/gwi8tPA

"Speculation is the private sector’s own speed limit on supply; it’s not a regulatory speed limit. The tax system is encouraging this behaviour at every turn." At the Community Tax Summit, Tim Helm argued that tax reform is the most effective long-term solution to our housing inequality challenges. Watch Tim's presentation alongside Saul Eslake, Alan Kohler, and Maiy Azize as they discuss housing - the great Australian divide. https://lnkd.in/eAtzYB3N

Without residential-residential rezoning windfall gains taxation the Victorian government's activity centre announcements represent a massive free giveaway of property rights. This socially created value should be captured and invested in infrastructure. “While we welcome efforts to increase housing supply, upzoning without value capture represents a giveaway to land speculators at the expense of the broader community,” Rayna Fahey, spokesperson for Prosper Australia said on Sunday. https://lnkd.in/g9TCC6Nj

"Our tax system drives inequality because it favours private wealth accumulation over work. Younger workers often face higher effective tax rates than millionaires, property investors and wealthy retirees on similar incomes due to our world-leading array of tax breaks for wealth holders, including our lack of an inheritance and gifts tax." Think Forward's Thomas Walker had an excellent opinion piece in The Age this week about inheritance taxes. While we should be able to pass financial security on to the next generations, the parent lottery shouldn't be the biggest determinant of your success in our society. Our tax system currently encourages wealth hoarding, and that leads to widening inequality. We need a #TaxShift https://lnkd.in/e5cmBPy8

Housing & Tax Reform: A Smarter Approach to Affordability Join us at the Community Tax Summit for a critical discussion on how shifting taxation off incomes and onto land can address Australia’s housing affordability crisis and ease cost-of-living pressures. With housing demand outpacing supply and excessive reliance on income taxation constraining productivity and wages, it’s time for evidence-based solutions. This session is essential for policymakers, economists, industry leaders, and advocates seeking practical pathways to reform. "The key question posed by the summit is what kind of country do we want and expect Australia to be? Is it one in which we collectively contribute to ensure that our fellow citizens today, and our children and grandchildren in the future, can live secure, peaceful, safe and productive lives, fulfilling their potential and raising healthy, happy families?" That vision is not only desirable but also very possible if we harness the economic potential made possible by our extensive natural resources. We need a tax shift. https://lnkd.in/gSX3QW5B

If you listen to mainstream media, you could be mistaken for thinking that taxes are the reason housing is so expensive. Is that true? Well, it depends. https://lnkd.in/gPaKdEaG
