A forward-thinking project that reflects Elia's commitment to sustainability and innovation, the center features a passive office building, and a low-energy warehouse and workshop… all designed with modular, prefabricated elements to minimize waste and reduce the environmental footprint. With water infiltration systems, green roofs, and bio-based materials like thermally treated wood using the 'Shou Sugi Ban' technique, this project sets a new standard for low-carbon construction. The design maximizes efficiency while ensuring that every detail, from the energy systems to the materials, aligns with a long-term vision of sustainability. Befimmo will transform this emblematic modernist building from the 1970s into a versatile and flexible place, designed to meet the requirements of today and tomorrow. The building is ideally located on Boulevard Pachéco, between the Central Station and the inner ring road. of Brussels, in a district which forms the junction between the upper and lower part of the city.
