Make Conflict of Interest Disclosures Part of Annual License Renewals Why aren’t conflict of interest disclosures made publicly to the CMRAO and available for all to see from their registry? This is a simple and straightforward way in which managers and management companies can document conflicts of interest, and prove it. More importantly, this positive disclosure obligation would make the task of enforcement efficient and unbiased. The issue is not that there may be a conflict, it is ensuring that those who may be impacted are made aware so that the conflict can be suitably managed or avoided. This presents boards, owners and residents with the information they require in order to make informed decisions, realizing consumer protection.

I know, post-COVID I swore I never would use the “unprecedented times” line again. But here we are: we have new building code obligations (effective January 1), the threat of tariffs and of course we’re still recovering from our last set of unprecedented times: the additional costs incurred during COVID, major repair work that was deferred (either on account of statutory closures or the high costs created by the glut of work and supply chain issues that were slow to resolve, if they have in fact resolved. Does this mean that we ought to anticipate a lessening of purchase prices in Condoland? It’s already happened/happening. Perhaps mollified by lowering interest rates, but isn’t the bottom line that the total available “spend” for housing remains relatively constant (salary/wage – mortgage/rent + maintenance and other carrying costs)? Is this over simplified. ABSOLUTELY! Add in your two cents (of course that has to be a nickel now right?). …and value adjustments may also be the logical result of increased Condoland literacy. It’s been a while since I had someone tell me that we should stop contributing to the reserve fund (a statutory obligation) because it was inflating our common charge and was “dead money”. Condoland owners and buyers better understand what they are buying, and prescient management is being rewarded. Brad Wells and John R. have shared similar posts recently. Any thoughts?
