Housing affordability in the #GTA has reached critical levels. As developers—and as a community—we must focus on comprehensive solutions. In a recent post, our President, Sherry Larjani, highlighted the key issues shared by Building Industry and Land Development Association (BILD) that are affecting the dream of homeownership in the #GTA. Government fees and taxes contribute up to 25% of the cost of a new home, which directly impacts families trying to enter the housing market. At Spotlight Development Inc., we’ve seen firsthand how the lack of rebates, prolonged approval timelines, and rising municipal fees add strain to homebuyers. Sherry emphasized the following critical areas for improvement: Fixing the Federal HST Rebate: The rebate thresholds haven’t been updated to reflect today’s market realities. Adjusting these could provide relief and make homeownership more accessible. Streamlining Municipal Approvals: Delays of 20-34 months are unacceptable. Faster approvals are crucial to increasing supply and offering more housing options. Controlling Costs: Surging development charges and municipal fees are pushing home prices further out of reach. A serious discussion is needed on how to manage these costs while supporting city growth. At Spotlight Development, we are committed to finding innovative, inclusive solutions to make homeownership a reality for more families. But it will take collaboration across all levels of government and industry. Let’s work together to ensure the dream of homeownership is not lost for the next generation. #RealEstate #AffordableHousing #GTA #HousingAffordability #SpotlightDevelopment #CollaborativeSolutions City of Toronto Region of Waterloo Habitat for Humanity Waterloo Region Habitat for Humanity GTA WoodGreen Community Services Good Shepherd Hamilton & Toronto Trillium Housing BlackNorth Initiative Énska Advisors Olivia Chow Brad Bradford Philip Mills Berry Vrbanovic City of Kitchener Karen Redman Doug Ford Paul Calandra Peter Milczyn, B.Arch., MRAIC
Housing affordability in the #GTA has reached critical levels, and we must focus on comprehensive solutions. The issues highlighted by Building Industry and Land Development Association (BILD) underscore a growing concern we face as developers—and as a community. Government fees and taxes are undeniably a significant factor, contributing up to 25% of the cost of a new home. But it’s not just about numbers—it’s about the real families affected by these rising costs. At Spotlight Development Inc., we’ve seen firsthand how the lack of rebates, coupled with prolonged approval timelines and escalating municipal fees, adds unnecessary strain on homebuyers. Fixing the Federal HST Rebate: The outdated rebate thresholds haven’t kept pace with today’s market realities. When homes are priced beyond the reach of most families, adjusting these rebates can provide immediate relief to buyers and help them achieve homeownership. Streamlining Municipal Approvals: Time is money—quite literally in real estate. A delay of 20-34 months is unacceptable and adds tens of thousands of dollars to the final price tag. Municipalities need to make timely approvals a priority, so we can increase supply and offer more housing options. Controlling Costs: The surging development charges and municipal fees are creating a barrier to affordability. In some cases, these fees are nearly 60% of the total government costs, pushing home prices further out of reach. We need a serious conversation about how municipalities can control these costs while still supporting city growth. At Spotlight Development Inc., we are committed to finding innovative, inclusive solutions to make homeownership more accessible. But it requires collaboration across all levels of government and industry. Let’s work together to address these pressing issues so that the dream of homeownership is not lost for the next generation. #RealEstate #AffordableHousing #GTA #HousingAffordability #SpotlightDevelopment #CollaborativeSolutions David Hanick Andrew Garrett Aaron G. Honouring the Work of the Women Behind Reina We are grateful that Angela Coldwell, founder of Honour The Work, chose to feature Reina Condos in the education work they are doing. Honour The Work advances STEAM (Science, technology, engineering, arts, and mathematics) education by providing books, equipment, and lesson plans which introduce the skilled trades to elementary students across Canada. Their goal is to help build Canada’s future through the trades and their website provides links to regional resources, programs and financial supports to help individuals begin their journey in skilled trades. Angela Coldwell is a recipient of the Prime Minister’s Awards for Teaching Excellence, and we are excited that elementary students will be learning about Reina and the vocational opportunities that exist for them in real estate and construction. Let’s continue to show the next generation that they, too, can lead, innovate, and shape the future of our communities! Homeless Encampments Are a Symptom of a Deeper Crisis As we continue to see the rise of homeless encampments across Ontario, it’s clear that the root of the issue is a lack of transitional and affordable housing in the pipeline. While encampments have become a visible reminder of the housing crisis, they represent a much larger challenge that requires action from all levels of government. At Spotlight Development Inc., we believe that The Inclusive housing series can be part of the solution. By fast-tracking this innovative model, which integrates wrap-around services with thousands of affordable units, we can help provide homes for the many individuals and families currently without shelter. We’re ready to work alongside municipal, provincial, and federal leaders to make this vision a reality and ensure that every person in Ontario has access to a place they can call home. Together, let’s create a future where homelessness is no longer a crisis but a challenge we’ve overcome. #AffordableHousing #TransitionalHousing #HomelessnessCrisis #TheInclusive #SpotlightDevelopment #HousingSolutions Doug Ford Olivia Chow Paul Calandra https://lnkd.in/giTJvQrR
