Housing affordability in the #GTA has reached critical levels. As developers—and as a community—we must focus on comprehensive solutions. In a recent post, our President, Sherry Larjani, highlighted the key issues shared by Building Industry and Land Development Association (BILD) that are affecting the dream of homeownership in the #GTA. Government fees and taxes contribute up to 25% of the cost of a new home, which directly impacts families trying to enter the housing market. At Spotlight Development Inc., we’ve seen firsthand how the lack of rebates, prolonged approval timelines, and rising municipal fees add strain to homebuyers. Sherry emphasized the following critical areas for improvement: Fixing the Federal HST Rebate: The rebate thresholds haven’t been updated to reflect today’s market realities. Adjusting these could provide relief and make homeownership more accessible. Streamlining Municipal Approvals: Delays of 20-34 months are unacceptable. Faster approvals are crucial to increasing supply and offering more housing options. Controlling Costs: Surging development charges and municipal fees are pushing home prices further out of reach. A serious discussion is needed on how to manage these costs while supporting city growth. Honouring the Work of the Women Behind Reina We are grateful that Angela Coldwell, founder of Honour The Work, chose to feature Reina Condos in the education work they are doing. Honour The Work advances STEAM (Science, technology, engineering, arts, and mathematics) education by providing books, equipment, and lesson plans which introduce the skilled trades to elementary students across Canada. Their goal is to help build Canada’s future through the trades and their website provides links to regional resources, programs and financial supports to help individuals begin their journey in skilled trades. Angela Coldwell is a recipient of the Prime Minister’s Awards for Teaching Excellence, and we are excited that elementary students will be learning about Reina and the vocational opportunities that exist for them in real estate and construction. Homeless Encampments Are a Symptom of a Deeper Crisis As we continue to see the rise of homeless encampments across Ontario, it’s clear that the root of the issue is a lack of transitional and affordable housing in the pipeline. While encampments have become a visible reminder of the housing crisis, they represent a much larger challenge that requires action from all levels of government.
