The residential real estate market in the Greater Toronto Area (GTA) is experiencing significant activity. Available listings for all home types have surged by 67% compared to June last year, while prices have remained stable, averaging $1,162,167—a slight decrease of 1.6%. However, the number of sales has dropped by 16% compared to the same period last year. Despite the Bank of Canada's quarter-point rate cut last month, June's sales results indicate that buyers may need more incentives to boost market activity. Many potential buyers have postponed their home purchase decisions, keeping the market well-supplied. According to TRREB's Chief Market Analyst Jason Mercer, the GTA housing market is currently well-stocked, allowing recent home buyers to benefit from a substantial selection and greater negotiating power on prices. As sales are expected to increase throughout the year and borrowing costs decrease, the higher inventory levels should help prevent a surge in selling prices. The months of inventory have doubled since June of last year, leading to longer selling times for homes. However, this has not resulted in the anticipated downward pressure on prices, demonstrating the resilience of the GTA housing market and the ongoing demand for real estate in southern Ontario. As the Bank of Canada continues to lower its lending rate, more buyers are likely to enter the market, keeping prices robust.
