🔍 How did the industrial real estate market perform at the end of 2024? The total area of completed premium #industrial spaces in the Czech Republic exceeded 12.43 million sq m. While the official vacancy rate stood at 3.93%, the actual availability was higher – including shell & core spaces, it exceeded 7%. 📈 Gross demand in Q4 reached 416,000 sq m, with the largest new lease transactions driven by companies from fulfillment, manufacturing, and the automotive sector. The largest deal was signed by Hitachi Energy Czech Republic in CTP CTPark Brno for 52,000 sq m. 📉 Rents? The market is shifting in favor of tenants – real achieved rents are decreasing. After incentives, rates are around €4/sq m/month, while the nationwide average is €5.89/sq m/month.
