Today marks a milestone for our project, which began in 2022 – the detailed plan for the Hiiu grain elevator and its surrounding area has been initiated! The process started with an invited architectural competition focused on reimagining the currently closed-off area and transforming it into an open part of the city. A key aspect of the task was the conceptual design for the former grain elevator, which we can now further develop following the initiation of the detailed plan. We are proud to announce that, in collaboration with the AS Tallinna Sadam, we have successfully submitted and been granted Estonia’s first BIM-based building permit! The project will be Estonia’s largest substation, located in the Port of Tallinn area, in close proximity to the Cruise Terminal. Eesti Kliimaministeerium is leading the BIM-based permitting process: since the beginning of 2024, it has been possible to submit a BIM model alongside a building permit application and use an application to verify whether the project meets the requirements. The BIM-based permitting process helps shorten the building permit approval timeline by automating the technical review of construction projects. A more efficient permitting process contributes to increasing productivity in the construction sector, which aligns with the broader development goals of the Ministry of Economic Affairs and Communications. We have long been one of the leading advocates of BIM design in Estonia, and with this project, we aimed to go through the BIM-based permitting process in collaboration with the Port of Tallinn to gain experience. To everyone’s surprise, we turned out to be the first to successfully complete it!
