We have signed a design-and-build construction contract with the Estonian Centre for Defence Investments // Riigi Kaitseinvesteeringute Keskus for the construction of a National Defence House in the defence forces Raadi campus in Tartu. The estimated net area of the building is 5,200 square metres and it will house the Ministry of Defence’s governance area divisions and institutions. In addition to workplaces and meeting rooms, the building will provide dormitory-type accommodations. For the first time in Estonia, an alliance procurement model is used for the design-and-build construction in the field of defence, in which all alliance parties are jointly responsible for the result. From the beginning of the procurement, the architect, designer and builder have been involved. The winner of the tender was determined through a competitive procedure with negotiation, in the stages of which, among other things, were evaluated the architectural solution proposed for the building, sketch designs of the outdoor space, as well as the ability of the teams to work jointly. The ordering party has assumed the total cost of the project to be 9.5 million euros, plus value added tax. According to the principle of the alliance procurement contract, the schedule and the actual cost of the design-and-build works will be ascertained in cooperation between the parties during the development and implementation phase of the contract.

Merks mājas has launched the first stage of Arena Garden Towers residential project in Skanste district in Riga. One 13-storey building with 84 apartments at Arēna St. 1 will be completed in the summer of 2026. Arena Garden Towers residential building will have energy class A rating. The size of the standard apartments ranges between 53 and 105 square meters and the price per square meter ranges from 2,659 to 3,250 euros. The development project comprises in total of four residential buildings with around 400 apartments and two commercial units.

Within the framework of the competition, the general companies’ competitiveness ranking is compiled on the basis of economic indicators. The indicators of economic activities of the last two years are taken into account, which include sales revenue, net profit, equity, number of employees and labour costs.

It is important to be where our clients are. It was a pleasure to present our projects in Vilnius and meet industry professionals at the housing fair, organised by Lithuanian Real Estate Development Association.

We have started the construction of LHV new head office in the city centre of Tallinn next to the existing CityPlaza building. The office building will enable LHV to provide the best customer service and a state-of-the-art working environment. The 27-storey building will meet the requirements of the international sustainability standard BREEAM Excellent and will be completed in 2028.

We celebrated the rafter festival of the first building of our Lucavsala residential project, located on Lucavsala island on the Daugava River in Riga. The first building is part of the first development stage, which comprises of three buildings and 214 apartments. The buildings will be of energy class A and the new living environment will have unique landscaping. There will be an outdoor gym, multiple recreation areas for different ages, a shared greenhouse, basketball and football fields located on the roof of a multi-storey parking house. We have signed a 64.3 mEUR design-and-build contract with Estconde Invest. We will build a 27-storey class A office building in the city centre of Tallinn. The building called City Plaza 2 will be completed in the beginning of 2028, according to the international BREEAM standard at the level Excellent. The anchor tenant of the building will be LHV Group.

Based on the fresh results of the Estonia’s largest survey of job expectations and employer attractiveness, carried out by Instar, we are for the third time the most attractive employer among engineering students. Our subsidiary Merko Ehitus Eesti and partner GRK Eesti AS signed a design and construction contract with OÜ Rail Baltic Estonia for the construction of the fourth stage of Rail Baltica Harjumaa main line railway infrastructure on Saku-Harjumaa border section. The EUR 59.9 million contract includes the construction of approximately 10.5 kilometres of railway embankment, together with accompanying facilities, noise barriers, maintenance and access roads. In carrying out the works, AS Merko Ehitus Eesti is the leading partner with a 51:49 ratio.
