About us

Ülemiste City located in the heart of the most rapidly developing area of Tallinn in close proximity to Tallinn airport is the largest and the most prominent commercial real estate development project in the Baltics accommodating nearly 500 domestic and international high value-added enterprises. The business campus, spread over 36 hectares of former industrial area of Dvigatel factory, offers today 100,000 m² of office and 127,000 m² of industrial premises. The current zoning grants development rights for 708,000 m² of office and mixed-use buildings. Ülemiste City offers all the advantages of a prime location, as the business campus is well connected via the main highways, with Tallinn airport and Ülemiste train station being only 700 and 300 meters away respectively. The campus can be easily accessed from Tallinn’s districts via public transport routes, with the city centre a mere 15-minute car drive away. The campus gains added value from the shopping centers and restaurants, as well as the on-campus kindergarten, the European School, the Estonian Entrepreneurship University of Applied Sciences, green park zone, and so on. The large parking lots have room for nearly 2,000 cars. Ülemiste City and its unique Smart City concept stand out in Tallinn office market as the only complete business environment with a full range of value-added services for its tenants and their employees. The long term vision of Ülemiste City is to become a 24/7 city district with residential buildings, educational institutions, recreational and green areas and developed infrastructure. The development of Ülemiste City started in 2005 by Mainor Ülemiste AS. Currently, two third of the campus is operated and developed by Mainor Ülemiste AS and since 2010 one third of the campus is developed by Technopolis Ülemiste AS (owned by 51% by the publicly traded Finnish commercial real estate and auxiliary services company Technopolis PLC and 49% by Mainor Ülemiste AS).

    The start of the summer on the Ülemiste City campus has been healthy💪   💚Last month, we successfully hosted the second Ülemiste City Health Conference. A big thank you to everyone who participated and contributed. It’s an honour and a responsibility to guide our community towards healthier choices.   🚲As we enjoy the midsummer season, we encourage the entire Ülemiste City community to join the Bike2Work challenge currently led by NOBE, Bikeep and Skeleton Technologies teams.     As a designer of a modern work environment, Ülemiste City takes responsibility for contributing to discussions on forms of work, especially as the hybrid work model that emerged during the pandemic has brought challenges alongside its benefits, such as team disconnection and negative impacts on the social and mental health of talents. What can developers do to enable companies to tailor work models that suit them best? Thank you, Pärnu Juhtimiskonverents, for inviting Ursel Velve to join the panel alongside Holger Haljand from Telia and Magnus Lužkov from Optimist Group to share the perspective of a commercial real estate developer. 🔸 It all starts with the leadership culture. When employers make whatever agreements with employees, they simultaneously take responsibility for supporting people's mental, physical, and social health. 🔸 Modern offices are more than just office spaces—they are attractive environments, a blend of areas for focused work, relaxation, and social interaction. It's worth considering stepping outside the office walls together—holding meetings outdoors or socializing at community events. 🔸 Accessibility significantly impacts people's motivation to come to the office. While commuting to work is still relatively smooth in Estonia, the shorter the commute time, the easier the transition between work and personal life.     🎭An intersection of art and innovation in Ülemiste City. Ülemiste City recently became an unexpected yet conceptually fitting venue for a theatrical production. This April, an office space was transformed into a stage hosting Tormi Torop from The Estonian Academy of Music and Theatre with his diploma play, "Billion Years Before the End of the World," by the Strugatsky brothers. What makes this staging particularly intriguing is the playwright's choice of location. Torop's decision to set his narrative in Ülemiste City wasn't a coincidence. He recognised the synergy between the future city and the story revolving around a forward-thinking environment. 🚀 Setting up a small theatre was initially challenging for us and the production team, but the unexpected location was very well received and gave the guests a true out-of-the-box experience. 👏
