Real Estate & Construction Lawyer | YouTuber, Podcast Host & Blogger, Real Estate Law Conversations | Author | TEDx Speaker

Finding your niche can be challenging but it's doable. Eight years ago I struggled with finding a niche as a young lawyer after doing general law practice in the first two years of my career. When I spoke with experienced colleagues, mentors and confidantes they’d ask me one question: “what do you have in mind?” Real estate law practice flashed through my mind a few times but I wasn't sure about it. So I began to research the real estate market. I found out lots of negative trends that made property investors lose their money. I knew that these problems could easily be solved with sound legal advice and representation. This was part of what strengthened my resolve to niche down to property law practice. Eight years after, I have built a solid niche in real estate law practice with the mission of helping investors make informed investment decisions through sound legal representation. As a young professional, what problems are you passionate about solving with your skills. That might just be a pointer to your career niche. How did you get clarity about your niche if you've found yours? What challenges do you have finding a niche if you've not found yours? Let's have a conversation in the comments section.

I help Founders grow revenue with personal branding | Personal Brand Consultant | Executive Director at Homly LLC | PhD Student.

7 months ago, I started freelancing full-time. And I made a big mistake. Learn from me ↓ I took every client and gig that came my way. → It led to burnout. → Had a few toxic clients. → Struggled to maintain balance. I wanted to scale fast but I soon realised that, Saying "yes" to everything wasn't a badge of honour. I was setting myself up for failure. Now, I focus on synergy and sustainable growth. (I’m selective about whom I work with) When you align with the right clients, everything flows better. → Communication improves. → Expectations are clear from the start. → Projects are enjoyable rather than exhausting chores. Choosing who to work with isn’t about exclusivity; It's about aligning energies so I can deliver top-notch results! Happy Monday - Let's get it! 💪🏻

Risk Manager | Help you build and run efficient processes | Knowledge Fairy ~ Write about Money, Career & Self Development :-) | God's Storybook

Does this sound like you? ✅️I just lost my job, how do I survive the months ahead? ✅️I hate my job/boss but if I leave then there’ll be no money for me while I search for another. ❎️I’d like to take time away from working for a while but can’t. I get the feeling of being ‘stuck’ and thinking there’s no way out until something better comes. But you know the best part of having money? It's that it gives you CHOICE. And who doesn't need this? So, today we will create one important path to choose for ourselves using the money we have today. P.S. Get this in place immediately. 💡It’s called an Emergency Fund or the Rainy Day Fund. And here's what you need to know about setting up one for yourself👇🏽 📌What's an Emergency Fund? It's money set aside for unexpected expenses. Like losing your job. Or a sudden medical emergency. 📌Why do I need one? Because life gives us lemons. Emergency funds are financial buffers (like a parachute) that keep us afloat and minimize the impact caused by unexpected events. 📌Where's the best place to keep this? The most important determinant is the ease of accessibility. Quick access is important because emergencies happen anytime. A savings account with high interest is a good place to start (and if this doesn't exist, any savings account will serve). Make sure this account is different from the bank account you use daily. I love to use VFD Bank for my funds locked in a target savings fund only 30 days at a time. Download the app on your mobile store and register using my referral code: 1GI2T 📌How much is enough? This depends largely on the individual. But the standard is to give yourself at least 6 months of financial cushion. 📌What do I need to consider? Take into account your monthly fixed expenses (rent, grocery); variable costs (utility bills, telephone, insurance, transportation); debt payment. Multiply this by 6. Notice that all the costs involved are only essential expenses. Essential expenses are things you absolutely cannot do without. 📌How do I start? You don't need to have this money in bulk right now. Start by setting aside a small amount of money on a monthly basis. Somewhere between 5-10% of your income per month is a good place to start. But if you have some bulk sum sitting in an account, you should channel a big chunk of it there. ⚠️ NOTE: Emergency funds are for emergencies. Don't attempt to invest it, in a moment of weakness, in high-risk assets like crypto or stocks. Investment funds will cater for investing needs. Wait! I hear someone saying, “but I’ll just make a lot of interest if I invest this in *insert 200% return investment* and replace it after. No… No, you won’t. An “investment” opportunity is not an emergency. TL;DR ✅Remember: ➡️You need an emergency fund. ➡️Save at least 6 months of expenses. ➡️Keep it in an easily accessible account. ➡️Consider all essential costs. ➡️Don't gamble this money away. That’s it. Till next time. #FinanceFriday

Dear Leader - you can love yourself, work, and life | 👩🏾💼 Leadership & Culture Advisor | 🗣️ Host of the #PeopleBeforeStrategy Roundtable | 🏆 Helping Founders and Execs inspire their teams more, and firefight less

I'm still tired. But I'm feeling like some of the mental fatigue is finally lifting. The first thing I did when I realized that I was becoming tired earlier in the day was take a look at where my time was going. I realized that it wasn't that I was working more; it was when I was working and what I was working on. Typically, at this time of year, my schedule is more open. I'm not doing as much client work. Instead, I focus on what's next, engaging in bigger-picture thinking and occasionally facilitating sessions or hosting workshops. I make decisions, but not as many. There are highs and lows in all businesses, different seasons, and this year, I forgot to give myself a lower volume one. One of the reasons I decided to work for myself was to have control over where my time and energy go. This year, even though I enjoy all the projects I'm on, I've definitely bitten off more than I can chew and my brain can handle. For example, I found out that I didn't secure a new project right as I was wrapping up a major workshop. I was disappointed but also relieved. Pacing is everything. I'm grateful for the opportunities, but next year, I'm committed to doing a better job of protecting not just my time but my energy as well. What about you? What strategies do you use to manage your energy and time effectively? Do you focus more on where your time goes or how what you are doing impacts your energy? I try to keep track of both. Have a restful weekend! 📸: My couch is going to be well-used this weekend.

    2x Founder | I Re-Design Your Lifestyle

Things That Pay My Bills: 1. Clients who respect my time 2. High-ticket offers with real value 3. Referrals from satisfied customers 4. Simple, proven marketing systems 5. Focused work sessions (no multitasking!) 6. Building meaningful relationships on & off LinkedIn ___________________________________________ Things That Don't Pay My Bills: 1. Overthinking 2. Trying to do everything myself 3. Not automating repetitive tasks 4. Comparing my business to others 5. Focusing on likes instead of sales 6. Waiting for "perfect" before launching ___________________________________________ One key lesson I always instill in my clients is to Focus on activities that grow their business & Stop wasting time on things that don't work. Trust me, once you do this, you will have more time to do other things you love. No one has a perfect life but you can create your own “perfect”. I'm hardly up before 8 am. I‘m not a morning person and that's fine too. I fix all my commitments later in the day & still get things done. ___________________________________________ If you procrastinate a lot, find an accountability partner. If you suck at getting things done but are good at coming up with ideas, delegate. If you're terrible at bookkeeping, hire an accountant. If social media management stresses you out, outsource it. Focus on what you're amazing at and let others/ experts / your team handle the rest. ___________________________________________ PS: My comment section is my real-time lifestyle vlog for today. PSS: Before you say “Oh, Chinelo you finally smiled in your picture”. It was a mistake 😂
