In September 2024, it achieved LEED Gold certification, highlighting its remarkable accomplishments in sustainability.   This 31-story building, with a certified area of 7,109 square meters, boasts an ideal location with excellent transport connectivity. Located just a 5-minute walk from Central MTR Station and 15 minutes from the Hong Kong Airport Express Station, the building is surrounded by major banks and renowned enterprises, making it a prime destination for businesses. The building's accessibility and green transportation options, along with nearby amenities, helped it earn high credits in the "Location & Transportation" category of the LEED standards. Inside, the spacious, naturally lit offices offer flexible layouts that enhance both productivity and employee well-being.   Offices play a pivotal role in Hong Kong's LEED certification landscape. As of August 2024, 216 office projects had received LEED certification, accounting for almost half of all certified projects in the city. As Hong Kong advances toward its goal of net-zero emissions by 2050, a growing number of existing office buildings are pursuing LEED O+M certification, with notable progress over the past three years.     "Since our incorporation here in 2017, we have been running at about 95 percent average occupancy in our office spaces, but today we are out of space. Sri Lanka is perfect in terms of location. We've seen significant growth over the past couple of years, and the demand is bouncing back strongly." In a recent article by Daily Mirror, our Managing Director for West India, South India & Sri Lanka, Manish Khedia, MCR, discussed TEC's plans to invest USD 750,000 to expand our footprints in Sri Lanka. Adding to our existing operations, TEC will establish new workspaces at the World Trade Centre and MAGA ONE Centres in Colombo. Manish expressed his excitement about the region's future: "Compared to 2023, we have grown by 35 percent year-on-year in 2024. We are looking to close this year with an EBITDA revenue of USD 420,000, compared to last year's USD 280,000. Our intent is to maintain a minimum of 15 percent growth and reach an EBITDA revenue of USD 2 million. We are hopeful that within the next three years, we can reach USD 3 million."     "As flexible workspaces become an increasingly important part of any organisation's real estate portfolio, the industry is witnessing accelerated growth in demand globally." In a recent article by Gulf News, our Managing Director of North India, UAE and Saudi Arabia, Rajat Kapur, shared his excitement for TEC's partnership with One Za'abeel. TEC will manage and operate One Offices, a premium managed workspace set to open in early 2025. It will feature 27 Private Office suites across two levels, along with Business Lounges and Meeting Rooms within the building. Henry Matthews, Director of Leading at One Za'abeel, echoed Rajat's optimism, stating, "Current tenants can use it as swing space in the building if they outgrow their own or need to reduce their space. It also attracts newer businesses, which may eventually expand into traditional space as vacancies arise."     “Sustainability has always been a key focus for us. Even when we designed the centre, we took steps to save power and energy. We have removed all plastic usage within the centre and replaced them with biodegradable materials. We wanted to be an advocate to our Members and have provided recycling bins throughout the centres.” Our Managing Director of Southeast Asia, Yvonne Lim, was recently featured in a video by Raffles Place discussing the successful partnership between TEC Singapore and Raffles Place. We started in 2011 on a single floor at the Ocean Financial Centre and have been expanding ever since. By 2025, we will have a presence spread over four floors. Yvonne also underscored the advantageous location for our Members, citing a range of dining options and convenient access to public transportation.     “The demand for flexible workspaces in the country has been on the rise, and IT/ITES, BFSI, and start-up sectors, in addition to the influx of GCC, have contributed to this growth in demand.” In a recent article published by The Hindu Business Line, Paul Salnikow, our Founder & CEO, shared his insights on TEC’s success and the continuously growing demand for flexible workspaces in India. In 2023, we achieved a record-breaking revenue of USD 315 million in the Indian market, contributing 31% to our YoY growth and 26% to the global adjusted EBITDA.     To honour R U OK? Day, an Australian national day dedicated to fostering meaningful conversations around mental health, our TEC Community Sydney recently hosted a series of events across our centres. Led by an R U OK? Day ambassador, our Members gained insights into the importance of mental health support through seminars, morning tea, and lunch sessions. The sessions highlighted how a simple conversation can change a life and introduced four straightforward steps to discuss mental health with others. Try asking R U OK? any day with these four steps: 1️⃣ 𝗔𝘀𝗸 𝗥 𝗨 𝗢𝗞? Have you noticed changes in your colleague’s physical appearance, mood, behaviour, or thoughts recently? People in distress might be acting differently than usual, like being more tired, irritable, or unable to see the positive side. If you notice signs someone might need support, start the conversation with questions like “How are you doing?” or “What’s been happening?” Mention specific observations, such as “You seem really tired lately” or “You’re less chatty than usual.” Initiating these conversations shows that you care and can make someone feel valued and supported. 2️⃣ 𝗟𝗶𝘀𝘁𝗲𝗻 Active listening demonstrates empathy and understanding, allowing others to feel heard and validated in their experiences. Maintain an open mind and be careful not to interrupt or rush them. If they need time to think, sit patiently with the silence. You can also ease into the conversation by starting with topics they’re more comfortable with, like “I know you’ve had trouble sleeping and concentrating lately. Can we talk about that?” 3️⃣ 𝗘𝗻𝗰𝗼𝘂𝗿𝗮𝗴𝗲 𝗔𝗰𝘁𝗶𝗼𝗻 Ask questions to prompt action, such as, “Where do you think we can go from here?” or “What would be a good first step?” Encourage them to talk to family, friends, doctors, or workplace support services. Giving them this push can help empower them to manage their situation and make positive changes. Offer resources and support networks to lead to better coping strategies and overall mental health improvement. 4️⃣ 𝗖𝗵𝗲𝗰𝗸 𝗜𝗻 Follow up in a few days to see how they’re doing. Regular check-ins can motivate individuals to continue seeking help and remind them of available support. This ongoing connection can enhance resilience and encourage long-term well-being. During the check in, ask if they’ve found ways to manage their situation. If they haven’t taken steps, continue encouraging them and remind them you’re there to talk. #Community #mentalhealth #Sydney

    TEC has been utilising Atiom, an AI-powered, cross-functional training platform, to allow our teammates to gamify learning and foster global community involvement. Since May, Rohan Genjot, our Engagement Associate in Chennai, has been leveraging Atiom to enhance his daily functions, understand company policies, and explore different departmental operations. Reflecting on his experience, Rohan shares, "I've really enjoyed the short, bite-sized learning modules and quizzes. They are helpful, quick, and easy to absorb." Rohan also emphasised how he has greatly benefitted from spending 15 minutes daily on Atiom to complete our various modules. For example, Rohan completed the 'Effective Complaint Handling' module and learned practical techniques for managing complaints more efficiently. These skills have immediately applied to his daily activities and helped him resolve client issues more smoothly. #careers #employeetraining
