Key Accountabilities
- To be responsible to create Real Estate Strategic and Solutions for HKG via portfolio management in both office and retail
- To drive real-estate business cases that cover lease renewal/restructuring / new lease acquisition for relocation of the bank’s premises.
- To maintain strategic partnership with Retail Banking Team by enforcing closer interactions with them and coordination among CRESA teams through retail council
- To collaborate with portfolio demand management and portfolio data analytics peers to maintain optimum lease and occupancy costs for the bank’s footprint.
- To manage and partner with bank’s dedicated real estate service providers in implementing key leasing strategies and solutions that bring optimal value to the bank’s portfolio of business premises
- To collect and analysis market data and provide long term real estate strategy to the bank to optimize the best footprint and real estate cost
- To manage portfolio of each Business unit in both long term and short term, define real estate strategy and solution
- Devise long term occupancy plan, taking into account the effect from headcount projection, business needs, business adjacency/workflow, to achieve an overall cost saving on occupancy for the bank
- Act as the Service Delivery Manager to ensure the outsource partner delivers the real estate service at expected service level
- Manage office / retail leases, including acquisition, renewal and surrender, aim to ensure in line with business needs and strategies
- Review periodically on the property asset owned by the bank, devise suitable asset management plan, aiming at maximizing the value of the asset
- Develop the long-term real estate strategy and solution to meet the Bank’s occupancy needs
- Devise financial model and P&L analysis to justify the proposal to management
- With support from CRESA Finance, formulate financial model and P&L analysis in the justification of the real estate proposals to the management
- Review lease management as well as CRESA’s operational needs and improve current process and procedures to meet the changing business environment and requirements of the Bank
- Ensure that the SLA is effective to drive service delivery performance of the dedicated service provider.
- Degree holder in Real Estate and Finance or other related discipline (qualified surveyor is preferred)
- Professional Qualification in Real Estate (eg. Chartered Surveyor in HKIS / RICS)
- Over 10 years experience in leasing, property transaction, portfolio management and vendor management
- Strong technical competencies in term of knowledge of the Corporate Real Estate S&P
- Strong negotiation, Lease terms analysis skills, strategic planning and communications skills
- Strong market sense in property market and have good connection with landlords
- Good knowledge on general accounting principles in order to manage the P&L of the assets and annual budgeting
- Good technical knowledge in particular related to fitting out and renovations
- Broad knowledge of other related disciplines include facilities management, building regulations, risk and control and best practice
- Good problem / issue resolution capability
- Good in powerpoint and excel worksheet
- Good written and spoken English
