Leveraging this extensive experience, Renewable Energy now offers an advanced energy storage system to boost energy security, stabilize transmission infrastructure, and generate more income for customers. Together with an international corporation, Renewable Energy tailored the system for Electra and the Israeli market. The system comprises a battery array, about the size of a container or closet, that is charged by solar panel systems, generators, or the electricity grid. Thanks to AI technology developed by a startup, the system knows the best time to discharge and store the electricity as well as the best energy source from which to charge the batteries. It stores energy when the cost of electricity is low and supplies power during peak demand hours – both day and night – to optimize the energy storage and solar panel system’s yields and significantly reduce battery wear. Electra FM Joins the AI Revolution Artificial intelligence (AI) has impacted nearly every industry, including building and facility management. And Electra FM has joined the revolution, already having implemented four AI systems to carry out smarter maintenance at customer sites. One system monitors rotating equipment like motors, compressors and pumps to compare their measured vibrations to normal working conditions. This enables the system to identify malfunctions early, prevent critical equipment failure, save money, and route system treatment to a convenient time for the customer. Another system monitors water systems to identify and detect leaks at an early stage. A third monitors toilet stall use, with the data enabling Electra FM to allocate personnel and material resources based on the facility’s needs to improve customer experience and operational efficiency. And then there’s a monitor that measures the outdoor air quality of ventilation systems to determine whether to transmit the air into buildings. This enables Electra FM to improve air quality and to optimize energy consumption while maintaining strict standards. Electra Trio Operating Cutting-Edge Discount Complex Cementing its reputation alongside Israel’s advanced high-tech campuses, the Discount Group complex is a landmark in the local finance world. And three Electra companies – Ariel Properties, Electra FM and Tavas – are operating it based on a joint integrated facility management model. Comprising three 9-story buildings, the campus will serve Discount’s three subsidiaries – Discount Bank, Mercantile and CAL. Equipped with several smart systems, the complex is part of the group’s vision to create an upscale experience for its 5,200 employees. Ariel Properties is integrating the provisioning of services to employees and visitors across many areas – from absorbing employees and producing events to supervising catering and manning a service and control center. With a crew of 150 workers, Tavas is responsible for cleaning the campus. And Electra FM is responsible for electromechanical systems, including air conditioning, electricity, lighting, water, plumbing, fire detection, and extinguishing systems. Contributing to the South Tel Aviv Evolution South Tel Aviv is undergoing significant change. And Electra Construction is playing a major role in that evolution, including development of the Moment of Magical Architecture (MOMA) project. The 30,000 m2 complex includes 225 residential units in four buildings, an underground parking lot, a gym, and restaurants. Each of the structures will have a commercial floor, and there are plans to build offices and a boutique hotel. At the center of the complex will be a three-dunam green park for residents. Such mixed-use development means that Electra Construction, which is responsible for all project work, needs to be flexible, adapt to frequently changing plans, and ensure that the requirements of all parties are addressed. MOMA also created many construction challenges due to its location in a dense urban area and the need to integrate a preserved building at the site. And given MOMA’s proximity to several urban projects, Electra Construction even had to carry out several public works that were not part of the original plan. Afikim to Bring in First “Train on Wheels” Within four years since being acquired by Electra Group, the Afikim bus company has become a leading player in Israel’s transportation industry. Afikim operates 1,250 buses and an additional 400 different private transportation vehicles. It also holds concessions to operate major public transportation lines on 450 urban and intercity lines in several clusters, while maintaining an extensive private and institutional transport system throughout the country. One of Israel’s four largest transportation operators, Afikim plans to bring in a “train on wheels,” a new means of mass transit transportation. The train is actually a bus about 33 meters long – twice the length of an accordion bus – with a capacity of 250-300 passengers that better resembles a large passenger plane. The vehicle travels on dedicated public transportation lanes or wide lanes, and doesn’t involve complex statutory processes. In addition, it requires no legislative or infrastructural changes aside from the allocation of lanes on existing roads. Afikim is working on a pilot “train” project in collaboration with the Ashdod Municipality and the Ministry of Transport. If successful, it will be the first project of its kind in the world, with the exception of China. #transportationoperator

JPMorgan Chase’s “crown jewel” - A Cut Above the Rest JPMorgan Chase’s new headquarters, better known as 270 Park Avenue, will be New York’s fourth tallest building upon completion in 2025. Its prime location near Grand Central Station, together with high-end features and amenities, make this unique structure larger than life – even for a veteran company like F.W. Sims (a subsidiary of Electra USA). The 60-story, 1,388-foot-tall building will be NY’s fourth largest structure upon completion at the end of 2025. But it’s not just the size that has people talking about this project. Close to Grand Central Station, the building needs to be suspended above the train tracks that feed directly into the terminal. The structure is held up by four exposed massive trusses, whose lobby offers a clear view between W. 47th and W. 48th St. And the high-end building includes trading floors, executive floors and amenity floors that would make any high-tech HQ proud. But in the end, it’s the size that stands out. And F.W. Sims, the project’s mechanical fit-out contractor, has its work cut out for itself. The Electra subsidiary is responsible for furnishing over 1,800 trench fan coil units, 1,300 DOAS units, and 80 interior air tower units, along with associated piping. Big buildings also bring big challenges. F.W. Sims has no room for error in keeping up with the global supply chain and interacting with myriad electrical, HVAC and plumbing contractors. And nearly all materials must be brought in via an outside hoist rather than a tower crane. Hellman Juggles Multiple Agencies in JFK Airport Expansion For Hellman Electric, expanding the Van Wyck Expressway corridor, the major artery leading into New York’s JFK Airport, is a challenging project. Juggling three large entities makes it even more complex. Hellman enjoys a long history interfacing with state and city entities, and this project is no exception. The electrical contractor is working with the NY State Department of Transportation (NYSDOT), which is responsible for most of the 6-mile stretch of highway leading into JFK. Then there’s the NYC Department of Transportation and the Port Authority of New York and New Jersey, which are responsible for a significant section overlapping with a NYSDOT segment at the airport’s entrance. With expertise in interagency dynamics, Hellman is keeping all stakeholders fulfilled. The state gets its project built, the city gets its project configured to accommodate its maintenance requirements, and Hellman adds another project to its growing list of successes. The $1 billion-plus project, to be completed at the end of 2024, underscores Hellman’s capabilities, including relocation of electrical feeders and telecommunications, as well as installation of a lighting system, an intelligent transport system, and fire department stations. Electra wins NIS 1.4 billion Shafdan expansion tender Electra Infrastructure recently won the tender for expansion of the Shafdan Wastewater Treatment Plant, in the amount of almost NIS 1.4 billion. Shafdan, the largest plant of its kind in the Middle East, is operated by Mekorot, Israel’s National Water Company. Its treatment facilities remove pathogens and impurities from around 500,000 cubic meters of wastewater every day. This not only protects the environment from harmful pollutants, but also produces clean, reusable water of the highest quality. The recycled water is then supplied to farmers for use in crop irrigation. The Electra Group has long been a leader in sustainability, greentech, and renewable energy, recognizing the massive ecological, social, and business impact of a circular economy. The Group has previously undertaken several high-profile projects for Shafdan, including establishing complex biogeneration, biological treatment, and sludge drying facilities. This new tender is for the construction of Shafdan’s Module D on the site of the decommissioned Module B, and Electra Infrastructure will perform extensive earthworks, concrete work, and landscaping, among many more activities.
