HOS Consult Limited is a firm of Chartered Quantity Surveyors and Project Managers. Our practice was established in 1996 to provide Construction cost engineering and economics solutions to clients in the built environment. The primary function of a Quantity Surveyor is to minimize cost and ensure clients gets value for money on a development. At HOS Consult Limited our Quantity Surveyors place great emphasis on control of construction costs. This is achieved by the application of expert knowledge of costs created through an understanding of current prices of labour, materials and plants. This expert knowledge, combined with a deep appreciation of design objectives and decisions at an early stage, ensures maximum value is realized for investments made by our clients. Our team has the knowledge and experience to provide preliminary feasibility studies, cost plans, rapid and accurate estimates together with comprehensive tender documents, dealing with procurement arrangements on a broad range of construction sectors and to manage all of the financial aspects of the project up to practical completion and agreement of the final account. The firm engages highly professional and dedicated staff who have a clear understanding of the economic landscape, through which it offers a comprehensive and innovative range of products and services, our quantity surveying teams ensure that we not only meet the current and ever-evolving needs and demands of our clients, but that we exceed expectations. Successful cost management relies on being an integral member of the project team ensuring that cost control is an active and dynamic process, anticipating both construction and whole life building cost. As the lead Quantity Surveyors, we have been integral in managing costs, procurement, and ensuring the highest standards of quality and safety on-site. This project stands as a testament to our commitment to excellence in construction cost management. Project Highlights: - Structural Integrity: The building’s robust framework is taking shape with precision. - Cost Management: We have maintained a streamlined budget, optimizing resources without compromising on quality. - Sustainability: Incorporating sustainable practices has been a priority, with energy-efficient materials and systems. The building envelope is near completion, with exterior cladding and glazing in place. The next phase will focus on interior works, ensuring the building’s readiness for its intended use.     The Phoenix Commercial Development Project Valuation of Variations is a crucial process in construction industries and project management where changes to the original scope can have significant financial implications. The term Variations refers to changes made to the original scope of work, design, or specifications outlined in the initial contract. However, there are tips for carrying out the valuation of variations effectively as a Quantity Surveyor. These include; 1. The Quantity Surveyor must ensure that all variations are documented comprehensively. This includes detailed descriptions of the variations, reasons for the changes, impact on time, cost and quality, and any approvals.  2. A Quantity Surveyor must have a clear understanding of the original project scope and specifications. This will help in evaluating how variations deviate from the initial plan and the extent of the changes required.  3. Quantity Surveyor must develop a robust methodology for estimating the cost of variations. This may include assessing material costs, labor costs, overheads, and any other expenses that may be incurred.  4. The Quantity Surveyor must be able to evaluate the impact of variations on the project timeline, resource quality, and overall project objectives.  5. Quantity Surveyor must engage/involve relevant stakeholders such as project managers, clients, contractors, and sub-contractors in the valuation process.  6. A Quantity Surveyor must prepare for negotiations especially if there are disagreements regarding the valuation of variations.  7. The Quantity Surveyor must keep all parties involved in the construction project informed about the progress of the valuation process.  8. Quantity must consider the risks associated with variations and how they may impact the overall project. By following these tips and maintaining transparency, communication and consistency throughout the valuation process, a quantity surveyor can be rest assured that valuations are valued accurately and fairly in a project.

    COST OVERRUN IN CONSTRUCTION PROJECT AND STRATEGIES FOR MITIGATION. An increase in project costs beyond the original budget or estimate is referred to as Cost Overrun. Cost overruns can have negative consequences on project if effective risk management and cost control strategies are not taken to prevent and mitigate cost overrun. Cost Overrun can occur in a construction project due to; • Underestimation of costs during the early stages of the project. • Unexpected changes in design or scope of project. • Unforeseen circumstances such weather inclement or material shortages. • Delay in project completion. In order to mitigate cost overrun on a project there are lot of strategies to consider; • Contractual administration of the project is important to ensure that all contractual obligations are duly fulfilled promptly, including contract variations, payment schedules, and change orders. • Analyzing the value for money of different construction options and strategies to identify the most cost-effective solution. • Implementation of effective change management procedures to minimize the impact of changes on the project budget and schedule. • Development and maintenance of strong relationships with key stakeholders in construction projects, including clients, suppliers, and contractors, to facilitate effective communication and healthy collaboration. • Transferring certain risks, such as price fluctuations or weather delays, to contractors or suppliers can help minimize their impact on the project budget. • Other strategies to avoid cost overrun include; collaborative decision-making, value analysis, continuous improvement, etc. In conclusion, cost overrun in a construction project is an important aspect in which all stakeholders in construction project must take into consideration for a successful project management.
