Catella IM Benelux has officially been appointed as asset manager by the insolvency administrators of Certitudo Capital Group We have been appointed as asset manager in the bankruptcy proceedings of Dutch real estate investor and developer Certitudo Capital Group B.V. (‘CCG’) and affiliated companies by the insolvency administrators, Mr W.J.G. Smits (Watsonlaw.) and Ms I.C.J.C. van de Klundert (Taylor Wessing). CCG was declared bankrupt by the District Court of ‘s-Hertogenbosch on 19 September 2023. We will be responsible for the asset management of the distressed portfolio, reporting to the administrators and advising them on how to maximise the exit value of CCG’s real estate assets in the Netherlands. CIMB will also be assuming responsibility for the day-to-day property management of the portfolio being outsourced to a third party, in which regard it will make contact with tenants and other relevant parties as soon as is practicable. CCG’s portfolio includes residential, office, retail, logistics and leisure properties. Its development activities, both new build and redevelopment, have been mainly focused on converting office buildings into modern residential housing. Handover of 162 apartments in the Ceylonpoort tower Haarlem to the CER III Fund Yesterday Catella Residential Investment Management accepted the keys for the residential tower Ceylonpoort in Gemeente Haarlem, The Netherlands. The former iconic VNU office building, is now transformed into a new fifteen-storey residential landmark in the Schalkwijk district. The former office building was constructed in 1970, but was fully refurbished with new-built quality. It was stripped to the bare concrete, the existing facades and roof structure were also replaced and which resulted in an A+++ energy label. Ceylonpoort consist of 162 modern apartments, in different types, maisonettes, apartments, and penthouses. All apartments have balconies so every apartment has its own private outdoor space. Three elevators are realized in the existing lift shades. The modern tower offers a mix of mid-rent and liberalized rents. A fitness and launderette are available for all residents. On the ground floor two commercial areas are available. There are 300 bicycle parking spaces and the new 2-story car park, with 92 parking spaces, will be completed mid-December. More than 70% of the property is pre-let by Holland2Stay and from today we are welcoming the first residents. The commercial unit (481m2) is being marketed by Wagenhof Real Estate. In the summer of 2022, Catella Real Estate AG (CREAG) acquired a property under construction at Arendsplein 70, featuring 39 apartments, for the "Catella Dutch Residential II" fund, an open-ended real estate special AIF. CREAG was advised by Catella Benelux. Located in the city center of Gemeente Oosterhout, Netherlands, within the Brabantse Stedenrij metropolis, which boasts a population of 2 million, the project includes 39 apartments with a total living area of 3,157 m², 39 storage rooms, and 39 parking spaces. The apartments range in size from 67 to 103 m² and are designed to meet the high demand from target groups such as young couples and senior citizens. Each apartment has at least an A++ energy label. Following nearly two years of construction, the property was completed by De Vries en Verburg Ontwikkeling B.V. in cooperation with Burgland Bouw B.V. on May 1. All 39 apartments have been successfully leased by Van de Water Makelaars en Hypotheken and we are thrilled to welcome our first tenants. Catella Infografik 3/2024 👀👀 Bei dem Blick auf den immer wieder propagierten Zusammenhang zwischen der Zinsentwicklung und dem Transaktionsvolumen zeigt sich auf der aktuellen Infografik „ZINSEN, TRANSAKTIONEN & RENDITESPREADS 2024“ eine scheinbar klare Korrelation: ➡️ Steigende #Zinsen erhöhen die Kosten für die Finanzierung von Immobilienkäufen. ➡️ Dies führt dazu, dass potenzielle Investoren insgesamt vorsichtiger agieren und die #Immobilienmärkte tendenziell von der Seitenlinie aus beobachten. ➡️ Projektentwickler geraten stärker unter Druck, opportunistische Investoren erwarten ein Zeitfenster von Wertanpassungen für mögliche Investitionen. ➡️ Umgekehrt zeigt sich auch: Zinsen sinken, Transaktionen steigen. ✅ Doch Korrelationen sind nicht zwangsläufig Kausalitäten, wie der Blick auf die letzten 15 Jahre – vom Vorabend der Lehman-Pleite 2009 bis zur heutigen „Schockstarre“ seit Q1/2023, zeigt. Die #Pandemie bzw. sog.
