See below some changes being made to the Residential Tenancies Act as of 30 January 2025 👏 📃 Changes for periodic tenancies: - Landlords can end a periodic tenancy without needing any reason by providing 90 days' notice. - 42 days' notice can be given if the owner or their family member wants to move into the property within 90 days and for minimum 90 days. - 42 days' notice can be given if the property is needed for an employee or contractor of the landlord (this needs to be stated in the tenancy agreement prior). - 42 days' notice can be given if the property has been sold with vacant posession under an unconditional sales agreement. - Tenants can now give 21 days' notice to vacate instead of 28 days'. Changes for fixed term tenancies: - A landlord or tenant can give notice between 90 and 21 days that before the fixed term expiry date that the tenancy will not continue after the expiry date. This excludes tenancies on a fixed term that expire before 30 April 2025. Changes where a date is still yet to be confirmed: - A pet bond of two weeks' rent can be charged in addition to the general bond of 4 weeks' rent. #tandtpropertymanagement #propertymanagement #residentialtenanciesact #changes

Staying on top of Healthy Homes maintenance ✔️ Each property manager has a regular Healthy Homes catchup with Chelsea to ensure that we're on the right track for any properties that require maintenance. 120 days can fly by so quickly and we find this is the easiest way to make sure that as property managers we are meeting our obligations for both tenants and landlords. It's also a good way to make sure that all Healthy Homes work is being maintained throughout the tenancy. #tandtpropertymanagement #propertymanagement #healthyhomes #compliance
