Our ~$38 million, 4,500 square metre expansion of Ormiston Hospital & Healthcare was officially opened on Friday, 4 October by Prime Minister and local MP, RT Hon. Christopher Luxon. The expanded Hospital is expected to address the increasing demand for medical services in the rapidly growing Counties Manukau area, particularly in Flat Bush. Delighted to also have Health Minister Shane Reti, Attorney-General Hon Judith Collins KC MP and Howick board chair Damian Light in attendance. Today, we have reported our full year results for FY24, with net property income up 3.7% on a like-for-like constant currency basis. Despite a challenging environment, Vital recorded AFFO of 10.9 cents per unit (cpu) enabling a distribution payment of 9.75cpu (consistent with guidance) on an 89% payout ratio. ~NZ$251m of non-core assets have been divested in FY24 with an additional NZ$180m in due diligence for potential sale targeting at least NZ$100m for divestment in FY25 to complete our asset sales programme. Five developments, totaling NZ$197m, reached practical completion, substantially on time and on budget. Two of these developments are targeting a 6 Star Green Star rating. The remaining committed development spend of ~NZ$138m can be fully funded from existing debt headroom. Vital was acknowledged as Sector Leader (the highest possible achievement) by GRESB for ESG in healthcare for listed entities globally across performance, management and developments. Pleased to announce the completion of our ~$38m expansion of Ormiston Hospital & Healthcare in Auckland which almost doubles the size of the Hospital. The now ~10,000sqm facility is majority leased to Ormiston Hospital, which is majority owned by Southern Cross Healthcare, on a new 20-year lease. Over 10,000sqm of adjacent land is available for further expansion and master planning has commenced for future development stages. Today, Vital is pleased to provide an update on our capital recycling and development programme as well as indicative updated valuations. Non-core asset sales update: NZ$87m of non-core asset sales comprising five assets have been contracted since April 2024 at a 2% discount to book value. This includes three Bolton Clarke aged care assets, a Hobart development site in Australia and the Napier Medical Centre in New Zealand. Development update: Practical completion has been reached at three developments totalling $150m since April 2024 (81% leased) being Macarthur Health Precinct (Stage 1) in Campbelltown Sydney NSW, Playford Health Hub (Stage 2) in Adelaide SA and Ormiston Hospital (Stage 1) in Auckland (expected by the end of June). Vital has ~NZ$150m remaining to spend on its committed development pipeline across seven developments which is able to be fully funded from existing debt capacity. Indicative valuation changes to 30 June 2024: Indicative valuations show a modest <1% decline over the half year ending 30 June 2024 reflecting the high-quality nature of Vital’s portfolio. Late last month we were extremely proud to be part of the team that was awarded National Category Winner in Health at the 2024 New Zealand Commercial Project Awards held in Wellington. A key asset in Vital’s portfolio, Royston Day Surgery, is a joint venture collaboration between Evolution Healthcare and a number of Hawke’s Bay’s leading orthopaedic surgeons. Pleased to announce completion of Stage 2 of our Playford Health Hub in Adelaide, South Australia: a ~A$49 million state-of-the-art Specialist Medical Centre. The modern and architecturally designed four-level medical specialist building houses a range of specialist consulting and healthcare services, and is expected to see around 100,000 patients through its doors annually. The ~8,731sqm Specialist Medical Centre includes day oncology, radiotherapy, radiology, pathology, specialist medical consulting suites, a rooftop terrace, conference facilities and retail amenity. The building is already over 60% pre-leased to Calvary Health Care, GenesisCare, RadiologySA, Clinpath Pathology and other key specialist tenants. Delivery of this Specialist Medical Centre marks South Australia’s first 6-Star Green Star registered Medical Office Building. The centre is powered by 100% renewable energy, as well as 34% better energy efficiency than building code requirements, 25% better water efficiency than standard practice, and 40% lower embodied carbon than a standard building.
