According to the latest report “Industrial and Warehouse Market in Poland”, in 2024, Poland’s #warehouse and #industrial market maintained steady growth despite the challenges of an economic slowdown across Europe, capital constraints and relatively high inflation rates. Our experts - Anna Madejska and Patryk Kowalkowski - present the situation in the #office market in #Kraków: ✔️ Kraków continues to attract strong interest from the modern business services and high-tech sectors. In 2024, IT accounted for 31% of total office take-up, followed by financial services (18%), manufacturing (14%) and professional services (12%). ✔️ Leasing activity in Kraków hit an all-time high last year, with nearly 267,000 sqm of office space leased, representing an increase of almost 33% year-on-year. ✔️ Take-up was dominated by lease renewals, which made up 58% of all transactions, while new leases accounted for 37%. ✔️ Developers continue to depend on pre-lets being secured before commencing the construction of new office projects. ✔️ The city’s vacancy rate of 19% is expected to gradually edge down in the coming quarters, primarily due to constrained new supply. Jakub Kurek presents an overview of Poland’s warehouse market in an article in Rzeczpospolita which summarizes the findings of the latest REDD warehouse report: “In 2024, Poland’s warehouse and industrial market maintained steady growth despite challenges such as economic slowdown, capital constraints and high inflation. It expanded by approximately 10% year-on-year and is currently on track to exceed the 35 million sqm mark in 2025. The warehouse and industrial development pipeline stands at 2 million sqm, a level close to the annual average for 2018-2020. Construction activity remains highly concentrated in the Big Six markets: Mazovia, Upper Silesia, Central Poland, Lower Silesia, Greater Poland, and Tricity, which together account for 80-90% of projects under way.”   https://lnkd.in/ddaQ3r6V
