📊 Cautious Optimism in European Real Estate: Warsaw as CEE Leader 📊 Amid growing geopolitical and economic uncertainty, Europe’s real estate outlook for 2025 is cautiously optimistic. 🌍 #London, #Madrid, and #Paris top the rankings in Western Europe, while #Warsaw has strengthened its position as the leading real estate destination in Central and Eastern Europe, surpassing #Prague and #Budapest, according to PwC and Urban Land Institute Emerging Trends in Real Estate® Europe 2025 report launched today. 🔹 Top Cities: 🏙️ London, Madrid, Paris, and Warsaw have high potential for investment and development, attracting significant interest from investors across Europe. 🔹 Key Sectors to Watch: 📈 Data centers, new energy infrastructure, student housing, and logistics are the primary areas of interest, as investors focus on long-term resilience, digitalization, and sustainability. 🔹 ESG compliance provides real estate’s biggest challenge in the short and long term 🧩 🔹 CEE Resilience: Warsaw’s economic stability and adaptability push it up two spots to 12th in Europe’s top 30 cities, reinforcing its position as the primary CEE market for stable and forward-looking investments. Poland’s consistent economic growth and its adaptability make it a strong contender, even amid geopolitical challenges, such as the ongoing conflict in neighboring Ukraine. According to Marcin Juszczyk, Chair of #ULIPoland, “Warsaw’s growth cements it as a regional leader in real estate, with stability, innovation, and resilience as its core strengths.” 🌟 👉 While London and Paris maintain dominance in Europe, Madrid’s rise to the second spot highlights its economic appeal and quality of life. Other cities making strides in the top 10 include Munich, Berlin, and Frankfurt, emphasizing Germany's continued strength in the sector. 👉 Geopolitical and economic risks remain top concerns, with industry leaders closely watching for impacts from global elections, conflicts in Ukraine and the Middle East, and shifting interest rates. According to Lisette Van Doorn, CEO of ULI Europe, “Despite its much-needed optimism, the industry still faces a complex and volatile environment where fragile growth prospects and geopolitical turbulence are expected to continue to affect business confidence and whether players will be able to unlock the opportunities appearing.” 💡 Jean-Baptiste Deschryver, PwC EMEA Real Estate Leader, adds, “The market’s success will belong to those who can adapt, innovate, and embrace new technologies and sustainable practices” 🌱 ➡️Emerging Trends in Real Estate® Europe 2025 is available on ULI Knowledge Finder ➡️ https://lnkd.in/dy_-4Rtm #RealEstateTrends #Investmenttrends #ETRE25 #uli ULI Europe

🍂Autumn Edition ULI Poland Product Councils Day: #UrbanLiving Product Council 🍂 The ULI Poland Product Councils Day was an insightful gathering! During the Urban Living Product Council session, co-chaired by Dorota Wysokińska-Kuzdra (Senior Partner, Colliers) and Maximilian Mendel (Founder, M2C), we explored the theme of ▶️Global Capital Flows and Their Impact on Poland’s Living Sector◀️. Discussions highlighted the factors contributing to a cautious investment climate in Poland, even as international capital continues to flow into the sector. Locally dominant players are further expanding their market share, while new capital primarily comes from regional sources. rather than core European and North American investors. A special thanks to David Inskip of CBRE Investment Management for sharing insights into their house view on the European Real Estate Outlook, and to all our speakers, including Jan Trybulski, CFA Trybulski of Kajima Europe, Sebastian Kiec Kieć of AFI Europe Poland, Dariusz Pawlukowicz of Vantage Development, and Stanislav Kubacek of Heimstaden, for their invaluable perspectives. Thanks to all who joined and shared their views, and many thanks MDDP for hosting us again! ➡️Learn more ➡️ https://lnkd.in/dDCnW9FP #ULIPoland #UrbanLiving

🍂Autumn Edition ULI Poland Product Councils Day: #ESG Product Council 🍂 The ESG Product Council, co-chaired by Elżbieta Rotblum, focused this time on “When everyone wants the same thing - ESG credentials.” The main focus was on the perspective of the general contractor and its ability to guide the client - whether investor or developer - with its decarbonization strategies (if any) and the overall sustainability/ESG commitments it has declared to stakeholders. Prior to the discussion, we had the opportunity to listen to a presentation by Elzbieta Rotblum and Bartosz Zamara, PhD. We would like to thank DWF (Poland) for hosting us and Dorota Roesler for showing us the wonderful art exhibition “56”, an attempt to show how art of older and younger generations can interact. ➡️Learn more ➡️ https://lnkd.in/d7KK-2d2
