The 17th Institutional Real Estate Asia Pacific Annual Editorial Advisory Board Meeting 2024 in Singapore concluded with valuable insights and strengthened connections among industry leaders. Here are some key takeaways: - Macroeconomic Divergence: Investors exhibit varied sentiments towards different regions, with optimism towards the US, caution towards APAC, and selective views on European countries. India and Vietnam are emerging as potential opportunities amidst evolving market dynamics. - Geopolitical Risks: US-China relations and global conflicts are top concerns, influencing investment decisions. The upcoming US presidential election also adds a layer of uncertainty, impacting potential policy shifts in the real estate sector. The absence of global leadership on the world stage continues to threaten the peace and prosperity that underpins economic growth for the last three decades. - Investment Strategy: Sectors like Data Centers, Logistics, and Living are in focus for resilient returns, while offices continue to struggle in the US but equally crisis could be an opportunity ripe for repurposing with growth potential like North America are favored over riskier markets such as China. Nevertheless, investors should reconsider not shutting out China forever due to the sheer size of this economy and its recovery. India, Vietnam, and SE Asia offer new destinations while Japan and Australia remain stable and largest two investable destinations. - Sustainability and ESG: Environmental and social considerations are becoming integral to real estate investments, driving the need for ESG compliance and climate risk assessments. Investors are increasingly incorporating sustainability metrics into their portfolio strategies. Renewable, energy efficiency and storage will augment the task of decarbonization and make green energy transition a reality. ISSB is the world standard while CSRD is mandatory in Europe and it looks at double materiality (social impact besides enterprise value). Gratitude to all investors, sponsors, Tom Parker, Kelly Armanios, Lucero (Jaramillo) Granath, and guests (Yvonne Huang (黃欣鳳), GRESB) and Sigrid Zialcita, Asia Pacific Real Assets Association (APREA) for contributing to a fruitful and insightful 2-day event-focused on shaping the future of real estate investment allocations and overall well-being of the world we live, work and play. CONTRIBUTED ARTICLE: Winning sectors: What to expect from Asia Pacific real estate in the coming years by Koichiro Obu, DWS Group The economic landscape across the Asia Pacific region remains challenging, with consumption expenditure moderating from the post-pandemic surge and higher cost-of-living pressures weighing on households. Despite these headwinds, bright spots persist, including signs of a turnaround in global trade and easing inflationary pressures. We expect Asia’s economic outlook to be uneven, with China’s growth projected to decelerate further to 5.0 percent this year and 4.4 percent in 2025, while Japan’s economy should pick up starting next year, with growth expectations of 1.4 percent in 2025. Other major Asia Pacific economies, such as Australia, South Korea and Singapore, could see their economies expand by between 2.0 percent and 2.5 percent in 2025.
