Following completion of the structural alterations at Bloomsbury House, we’ve made significant progress with the structural reinstatement works of two new lift shafts ready for our new lifts arriving in November. A newly installed concrete staircase now reconnects the two buildings, enhancing access and integration. Additionally, the removal of the external scaffold has begun, revealing the freshly decorated façade. This ambitious project is the transformation of a Grade II listed building, including the removal of the main core, existing staircases, and lifts, followed by a Cat-A fit out. We're collaborating closely with The Bedford Estates Bloomsbury, SPPARC, MNP and Taylor Project Services LLP to bring this restoration to life. Our project team: Nicholas Holmes - Project Manager Alex Vladuca - Senior Site Manager Matt Thorne - Senior Quantity Surveyor Jonathan Silva - Assistant Site Manager More updates to come as we continue the fit out! #BloomsburyHouse #ProjectUpdate #Construction #Restoration

When working with listed buildings, even the smallest changes can require careful planning. With over 370,000 listed properties in England, navigating the regulations to preserve their historical significance is essential. Our recent refurbishment of the Grade II*-listed Voysey House is a prime example, where we balanced the building's historic character with modern functionality. From securing Listed Building Consent to using traditional techniques, we ensured that every step respected the building's heritage. Tenant Ready spaces are about more than just being functional—they’re tailored to the needs of those who will occupy them. At 101 New Cavendish Street, both Level 1 and Level 2 were transformed into flexible, high-spec environments, offering tenants adaptable workspaces ready for day one. For 3 St Helens Place, the focus was on creating a practical, efficient office, designed with the end-user in mind. 7 Bishops Gate, Level 4, saw a fully bespoke fit-out, delivering a space tailored precisely to tenant requirements. Our technical expertise was key in ensuring the successful delivery of the 101 St Martin’s Lane project. We worked closely with building management to customise the reception desk for specific operational needs. The sleek concrete reception desk, timber cladding with fire-rated treatment, and the integration of an access control system all showcase our ability to blend style with functionality. To minimise disruption, we developed a two-phased approach. Phase one expanded the space with MEP reconfigurations, while phase two focused on finalising surface finishes and furniture installation. At 101 St Martins Lane, we transformed the reception area into a versatile and welcoming hub. With the addition of flexible working spaces and a dedicated meeting room, the refreshed environment now offers a perfect blend of functionality and style, tailored for a modern workforce. The project also included key upgrades such as a revamped DDA-compliant toilet, a new hydration station, and a full floor replacement, giving the space a fresh, contemporary feel. We also improved efficiency by upgrading the FCUs and lighting, ensuring comfort and control throughout the space. In this month’s edition of Sustainable Spaces, we explore how Mycelium, a biodegradable material derived from fungal threads, presents an opportunity to redefine sustainable building. Grown from agricultural waste, it offers carbon-negative solutions for panels, bricks, and more. Mycelium is versatile, eco-friendly, and capable of reducing the environmental impact of traditional construction methods. It was even used to build a pavilion at Glastonbury Festival in 2023! Want to learn more about how Mycelium and other innovations are leading the future of sustainable construction?
