Raj Kotecha was pleased to share his thoughts with Silvia Saccardi of Real Estate Capital Europe on the outlook for the Spanish #PBSA market. Lending is gaining momentum amid a shortage of supply and growing demand. Last month, along with our partners IPIM and Heed Capital, we secured a €19.1m development loan from Fiera Capital to finance the construction of our 221-bed PBSA project in Valencia. Discussing the substantial liquidity we're seeing on the debt side for assets with strong green credentials, Raj said: "Lenders tend to be attracted by the defensive cashflow student accommodation can provide, as opposed to the rental income from a commercial lease where there is a single-party risk of missing payments." Along with our partners IP Investment Management and HEED Capital, we are delighted to have secured a €19.5m development loan from Fiera Capital to finance construction of our second #PBSA project in Valencia. Amro Valencia Puerto, our tenth student housing project in Iberia, will be one of the most sustainable developments in the country, targeting BREEAM Official Outstanding, Fitwel Certification System 3* and WiredScore Platinum certifications. Construction is already underway with scheduled completion in December 2025. Our first project in Valencia welcomed its first residents at the start of this year and reached 95% occupation earlier this month. Ami Kotecha was delighted to take part in Bisnow's recent panel on retrofits and the crucial role they play in achieving #netzero, alongside Mark Swetman, Daryl Harris, Rob West, Andrew Booth and Rebecca Davison. No matter how energy efficient a new building is, it’s rarely enough to counteract the carbon emitted during construction. Tweaks to ESG accreditation systems are needed to give higher certifications to retrofitted buildings, changing the incentives for occupiers. If that happened, retrofitted buildings could carry a premium above new developments, the inverse of the current situation.
