🚨 Renter’s Rights Bill: What’s Really Happening? Here’s the latest from No. 10 and the Labour Party conference last week... Govt sees the absence of rent controls as a significant concession to the property sector. While they're open to conversations, it’s clear there’s little appetite for any major shifts in the bill. 📜 Section 21 removal – no surprises here. I’m confident there won’t be any sweeping changes. However, I’m sensing potential pushback on the Ground 8 extended arrears period and longer waiting times. Frankly, it’s hard to see the justification for these tweaks when the current system was already solid. I think there may be openness to discussion on this point. ⏰ Introduction of a waiting period at the start of periodic tenancies? Don’t count on it. This measure is considered essential to prevent renters from getting stuck in sub-standard homes. 📅 A move back to a phased roll-out? Extremely unlikely. The word I’m hearing most is ‘immediately.’ While there will need to be a short lead-in period, I’d expect a maximum of six months. There’s little enthusiasm for phasing this or waiting for court reform. 🛑 My biggest concern? There’s a serious lack of attention on much needed court reform and the underfunded first-tier tribunal service. If I could ask for one thing, it would be to modernise and properly fund our court system. There’s a suggestion in the guidance that these reforms will ease pressure on the courts - but honestly, that feels more like wishful thinking. The system is already stretched to breaking point. Digitisation and funding should be front and centre, not an afterthought. 🔮 Looking ahead: On balance, I’m supportive of this bill. It could be better, but in general there are sensible changes that will benefit both renters and landlords. However - without proper investment in court reform, we’re heading toward a more strained system that won’t benefit anyone. This is a critical time for everyone in the sector to stay informed, engaged, and vocal about the future of housing. 💭 What’s your take?
