Aukett Swanke is an award-winning architecture and interior design practice defined by its fluid and interactive approach to design and its delivery.     We’re delighted to share that our #Hybridwharfdesign at Orchard Wharf has been shortlisted for the NLA awards in the mixed-use category. A safeguarded wharf, the design ensures all types of waterborne logistics via river e-vessel to landside cargo bike, will take multiple vehicles off the roads and enable an agile and multi use future for the new building and its neighbourhood, whilst also delivering affordable and student homes.     Last week we celebrated a milestone on 7 Princes Street by topping out the last of the structure. It was a great moment to pause and reflect on the project and the hardwork by all the team so far, as we now look ahead to completing the building and launching in early-2025.   Princes is a 53,000 sqft 'back-to-frame' refurbishment of and extension to a 1970s Aukett Swanke office building in the City of London for KanAm Grund Group and Morgan Capital where we have retained almost 90% of the structure while increasing value on the site.     We are really proud that our recently completed STEAMhouse, powered by Birmingham City University will be hosting the UKSPA Summer Conference next week. Simon Davies will be presenting “STEAMhouse and beyond: Innovation through community” to the conference that takes place in Birmingham and will consider and debate current national and regional trends around Driving a Thriving Local Innovation Ecosystem, Building Reuse, Retrofitting and Health, Wellbeing and Sustainable Buildings.   Get in touch if you’d like to meet Clare Turner and Simon Davies there.   STEAMhouse is a unique landmark project for Birmingham City University that creates an environment which fosters innovation, collaboration and learning, marrying together academia, the arts and the commercial world. STEAMhouse incorporates the historic and locally listed Belmont Works, carefully restored from its fire damaged derelict state, whose Victorian industrial heritage is a key driver for the design.     We are delighted to share the news that Orchard Wharf has been submitted for planning. Our design role as the Wharf Architect for this hybrid logistics and residential scheme has been a great collaborative journey working with Regal London and the wider design team to create this innovative, future proofed and operationally agile safeguarded wharf for current and future generations. It is blended with new affordable homes and student accommodation through a people focused and biodiverse public realm as well as a specialist driven technical design process. The reactivated wharf is both traditional in provision and innovative in achieving this, and will be home to Thames Clipper Logistics for their new high speed light freight river operation, taking cargo along the river in electric vessels, onto the Wharf and out to the neighbourhood via cargo bikes and e-vans, a leap forward for London as it enables a significant reduction in road vehicle movements. It will incorporate an all-tide pontoon and pivoting canting brow link to the river side and is enabled for alternative waterborne loading systems. Its people and environmental design attributes include passive cooling and ventilation across the wharf volume, natural light for wellbeing and to limit energy needs, a 100 year plus agile use chassis with column spans up to 19m and an 11.5m clear height, thermal mass for temperature moderation, a biodiverse and water managed roof landscape, wellbeing and amenity places, active frontages with engaging views in and out on the land side and two way riverside visibility of the new operation through a distinctive 80m wide access zone with its solar and acoustic canopy facing the Greenwich Dome on the South of the river. It is inherently beneficial to the wider community through its site intensification for both new employment and new homes provision, whilst primarily safeguarding its river wharf use.     We have submitted plans for the development of ARC Oxford Plot 5000, an innovative lab-enabled office building with unprecedented amenity at the heart of the ARC Science Park . A townhall space dominates the ground and first floor, with tiered seating and a café connected to an external podium. At roof level, a dedicated amenity space spills into a surrounding terrace offering views towards Oxford City Centre. The building is fronted by the Waterside Gardens, a landscaped public realm that seamlessly connects the plot to the rest of the park. We look forward to continuing working with the team on the next steps.     Our plans for Orchard Wharf have been submitted to LB of Tower Hamlets for Regal. Orchard Wharf is an innovative hybrid scheme with a Wharf & Logistics Centre facing onto the Thames at the mouth of the River Lea, and purpose built student accommodation and affordable homes above. Working alongside Howells it's been a truly collaborative effort by the whole team and we look forward to continuing to work together for the next stages.

    We have submitted plans for Orchard Wharf in the London Borough of Tower Hamlets adjacent to the mouth of the River Lea. The plans include a safeguarded wharf and logistics centre, 1365 Purpose Built Student Accommodation beds and 208 affordable homes – all alongside a ground floor cafe and community hub, 7,400m² of new open space including play areas, landscaped gardens for residents and open space for everyone to enjoy. As part of the redevelopment of the Orchard Wharf site, we have agreed outline lease terms with Thames Clippers Logistics, building a sustainable logistics solution for the future needs of London. The proposed warehouse and reactivated wharf at Orchard Wharf will be operated by Thames Clippers Logistics as part of their wider strategy to develop a high speed light river freight logistics service transporting cargo on behalf of businesses. This would be a high-frequency, all-tide service, using a RO-RO vessel concept. Orchard Wharf will form part of Thames Clippers’ wider future plans to operate a point-to-point service from logistics hubs along the Thames Gateway into the local area, Canary Wharf and Central London. The fast and frequent service is designed to meet the demands of parcel/goods delivery from the major distribution hubs, providing direct economical, environmental and service delivery improvements to that being achieved by road. The new service is expected to significantly reduce large vehicle movements on roads into central hubs from the east. Goods arriving at Orchard Wharf are expected to be transported onwards by EVs and cargo bikes that will be able to sustain distribution within the catchment area required. We submitted a planning application earlier in May 2024, and expect to have permission in place by early 2025 so construction can commence.
