National policy changes have significantly increased the number of homes that Buckinghamshire Council must plan for. Under the government’s revised methodology (December 2024), the county’s local housing need has risen from 2,912 to 4,319 homes per year. As a result, the Local Plan will need to identify land for approximately 91,000 new homes by 2045 - around 30,000 more than previously expected. To meet this requirement, the council will have to consider all available site options for future development. To support this, Buckinghamshire Council has launched another Call for Sites exercise, running until 23 April 2025. This will help them assess the land available for development across the county. Sites that were submitted in previous Call for Sites exercises do not need to be resubmitted. This provides a significant opportunity, if you have any land that you think may be suitable for development or for any other planning enquiries, please contact: Freya C. on 07384 467425 Sean Bennett on 07570 318466 Lauren May on 07775 925357 #Berrys #PropertyConsultants #PlanningConsultants #CallForSites #Housing #DevelopmentOpportunity #StrategicLand #Buckinghamshire

We had the pleasure of working on Pipewell Hall, a stunning Grade II Listed Jacobean mansion set within 40 acres of gardens and pasture. Our team carried out a feasibility appraisal, advising on refurbishments, costs, and timelines while providing ROI insights to support informed decisions. We've since been appointed to manage specifications, obtain statutory consent, and oversee works to restore this historic property to an exceptional standard. Harborough District Council needs to ensure its Local Plan remains up to date so it can positively manage built development. Following on from the Issues and Options consultation which took place in 2024, the public consultation on the Proposed Submission Draft Harborough Local Plan 2020-2041 and supporting documents is now open until Tuesday 6 May 2025. At this stage the Council are seeking for comments to focus on the legal compliance and soundness of the Draft Plan which are requirements for the Plan to be eventually adopted. The current consultation comes as Harborough can only evidence a 3.55 year supply of housing meaning that applications for speculative development (that isn’t in accordance with adopted planning policy) holds a greater chance of being approved. If you wish to discuss potential sites or for any planning and development enquiry, please contact Lauren May or Sean Bennett on 01536 412464. #Berrys #Property #Planning #PlanningConsultants #LocalPlan #Housing #Development #HarboroughDistrictCouncil
