Don't let ecology delay your planning application! Whether you are looking at ..... ✅ a redundant commercial building conversion or ✅ a new build on a piece of land As part of your site assessment and due diligence, ALWAYS consider whether you might have to submit ecological surveys with your planning application. Why❓ Well, if they are required to support your planning application, and NOT submitted, the Council will not register it and it will either have to be withdrawn or if you have an amiable authority they may hold your planning application in abeyance. But.... no matter what it can seriously delay your planning application and different species 🦇 have different survey dates when they can only be completed. For for example..... its November and the land you are promoting may have a pond on it or within 250m you may require a Great Crested Newt Survey... This can only be undertaken between March and June.... So your application will be seriously delayed....... Has this ever happened to your planning applications? This too can have repercussions if you are agreeing Opinion Agreements with building or land owners that are subject to a strict time line to get planning permission. Do you love a 'catch up' weekend? As a business owner I lead my business and work on my business. Somethings on the 'to do list' do pile up ❌ . These are things that only I can do (and can't out source) and that yes I have to do. One of these is CPD as both an RTPI member and as Assoc RiCs member the property and planning arena is forever changing and its important I keep up with latest caselaw and practices. Whilst I attend lots of seminars this weekend it was good to enjoy the extra hour to read the latest Planning Magazine ✅ ! But it wasn't all CPD.... Legoland and Sealife Centre 🦞 were also on this weekend's agenda ! #rtpi #CPD #workingmum #townplanning

Great design prevails- Appeal Allowed! I very rarely work on domestic projects but when a colleague reaches out in need, I will do my best to help! ✅ It was great to support @janeleach with her Appeal Statement for her client's domestic side extension, a refusal from the council in Greater Manchester has now been overturned by the Inspectorate and her clients and move forward with extending their family home. It will be great to see this fantastic design come to life. 🏆 #property #collaboration

Application submitted! Its great to be working with our clients in Warwickshire and with Jeff Smith and his incredible design to deliver new apartments that by utilising a mansard roof the extension to this building creates extra floorspace for the apartments. The design approach is also aligned with the aspirations for the merits of mansard roofs advocated by the NPPF and draft NPPF. This is a highly sustainable, town centre location that would also be worthy of one of the Governments 'Brownfield Passports'... even more so as this will be a modular build so new homes delivered more efficiently and energy efficient on site. #planning #mansardroofs #architecture
