We 💚 a good before and after!! One of our smaller blocks was suffering water ingress as a result of an old, failing bitumen felt roof system and faulty guttering. Brooks Estates Ltd undertook Section 20 planned works to replace the gutter system and renew the roof with a liquid based screen system which not only offers excellent waterproofing performances, the liquid membrane is also resistant to various stresses as well as a high protection against UV rays (saving the cost of buildings in the hottest months). The appointed contractor was a small business, local to the area, therefore profits were kept within the immediate community and supported the local workforce. Brooks Estates were invited to the #CornwallWomenInProperty event at the lovely Hotel VARA (TRURO) as our very own, Rain Brooks was the guest speaker! We are currently on the lookout for a skilled Block Manager to join our team in overseeing the management of multiple residential blocks of flats throughout the South West. The ideal candidate will have a background in property management and possess excellent administrative and communication skills. Responsibilities: - Manage and maintain residential blocks of flats, ensuring a high standard of compliance, cleanliness and maintenance - Handle leaseholder enquiries and complaints promptly and professionally - Conduct regular inspections of the property to identify maintenance needs - Coordinate repairs and maintenance work with contractors - Uphold health and safety and compliance standards within the property - Perform data entry tasks accurately and efficiently - Engage with residents and their wider communities in a positive, responsible manner Requirements: - Previous experience in block management or property management is essential - Relevant TPI (ARMA / IRPM) qualification required - Strong administrative skills with attention to detail - Excellent phone etiquette and communication skills - Ability to multitask and prioritise workload effectively - Knowledge of health and safety regulations within block freehold situations - Proven ability to handle enquiries professionally The role will be based out of our Truro office, with a requirement to travel regularly within Cornwall and Devon. Therefore a full driving license and flexibility are essential. Training will be provided, but experience and knowledge of compliance around the management of apartment blocks is crucial to the role. The correct candidate will be walking into a busy role with further sites being actively onboarded throughout the remainder of the year so will need a working knowledge of Leasehold residential property management.
