    🚀 Exciting Insights from Rightmove's Q1 Rental Tracker Report! 🏠💼 The rental market is buzzing with activity! According to Rightmove's latest report, the demand for rental properties remains high, with nearly 50,000 more homes needed to match pre-pandemic levels. https://lnkd.in/e8CzcQUx Despite a notable 11% increase in available rental properties compared to last year, we're still 26% below the 2019 figures. Interestingly, while there's been a 17% decrease in the number of people searching for rental homes compared to last year, it's a whopping 54% surge compared to 2019. This dynamic reflects a changing landscape in the rental market. On average, each rental property is receiving 13 enquiries, down from 19 last year but significantly higher than the 5 enquiries in March 2019, indicating sustained interest and competition among tenants. Tim Bannister, Rightmove’s Director of Property Science, aptly notes, "The fact that even with some improvements to the level of supply, we are still nearly 50,000 properties behind the pre-pandemic market, is a stark reminder that the industry needs more good quality rental homes, and we need to encourage investment from landlords to provide them.” In terms of yields, the north east and Scotland are leading the charge with an impressive average of 8.1%, showcasing promising investment opportunities in these regions.     I am going to be a bit controversial here and say "off-market deals are not all that". I have seen a few posts recently saying the use of online portals such as rightmove and zoopla is not the place to find deals, well I totally disagree and here is why... 1️⃣ Accessibility: Did you know that a whopping 95% of the UK property market is advertised by estate agents? That's a significant portion of potential investment opportunities right there! Ignoring this vast pool of options would be like fishing in a pond while ignoring the ocean. On-market properties are readily available, making them accessible to a wider range of investors. 2️⃣ Efficiency: Searching for off-market gems can be akin to hunting for unicorns – they exist, but they're elusive and can require a considerable investment of time and sometimes more money. On the contrary, on-market properties offer efficiency. With clear listings, established processes, and transparent negotiations, the path from discovery to acquisition is streamlined, saving you valuable time and resources. 3️⃣ Risk Mitigation: While off-market deals may seem exclusive and enticing, they can also come with inherent risks such as limited information, and uncertain market value are just a few concerns investors may face when pursuing these elusive opportunities. On-market properties, however, provide a level of transparency and security that can mitigate such risks, offering peace of mind throughout the investment process. While the allure of off-market properties may shine brightly, let's not overlook the abundant opportunities that on-market properties offer. By tapping into the 95% of the market advertised by estate agents, investors can access a wealth of options efficiently and with reduced risk.     Teesside is going through a healthy growth spurt at the moment within all 5 boroughs. One of those boroughs is Stockton-on-Tees. According to Zoopla's local area report, property prices in Stockton rose by 1.3% over the past year, adding £1,800 to the typical home. The area outperformed the UK average price, which fell by 0.2% since March 2023. The typical Stockton home is now worth £142,900, half the UK average house price of £264,500. Prices have increased in Stockton, and looking back over the last five years, the average property value has grown by 24.6%.
