🚅 𝐓𝐡𝐞 𝐔𝐀𝐄 𝐩𝐥𝐞𝐝𝐠𝐞𝐬 𝐭𝐨 𝐟𝐮𝐫𝐭𝐡𝐞𝐫 𝐞𝐧𝐡𝐚𝐧𝐜𝐞 𝐢𝐭𝐬 𝐭𝐫𝐚𝐯𝐞𝐥 𝐢𝐧𝐟𝐫𝐚𝐬𝐭𝐫𝐮𝐜𝐭𝐮𝐫𝐞....... ⚡ Last week, Etihad Rail unveiled the first high-speed, all-electric passenger train that will connect Abu Dhabi and Dubai, allowing commuters to travel between the two emirates in just 30 minutes. 💡 This train, which will run at 350km per hour, will pass through six stations: Reem Island, Saadiyat, Yas Island, and Zayed International Airport in Abu Dhabi, as well as near Al Maktoum International Airport and Al Jaddaf area in Dubai. ⛰️ Besides this state-of-the-art transport option, Etihad Rail will also be rolling out a regular passenger train that will eventually travel throughout the UAE towards the border with Oman. ✈️ Combined with Dubai's new airport (set to be operational within the next decade), how will this impact upon investment and tourism options in the region for those in the UK?

𝐀𝐢𝐫𝐬𝐩𝐚𝐜𝐞 𝐃𝐞𝐯𝐞𝐥𝐨𝐩𝐦𝐞𝐧𝐭𝐬 🏗️ Over the past couple of decades, this type of development has increased in popularity and we see no sign of this trend abating. 🤔 There is a quote attributed to Mark Twain "buy land, they’re not making it any more"; was he right? 🏢 Developing airspace above extant structures is nothing new, although as a developer (and Valuer), you must be aware of the potential pitfalls. This is after all, a comparatively specialist endeavour. 🔘 Is the loading capacity of the existing building sufficient for the proposal? 🔘 Can the services (including a passenger lift) be easily upgraded/extended upwards? 🔘 Are all relevant Party Wall matters documented satisfactorily? 🔘 Are the existing Leaseholders entitled to any compensation or do they have first right of refusal on the airspace itself? These all relate to the financial and legal viability of a project, before you start to consider general build costs and GDV. In terms of GDV, a Valuer must assess (apart from the obvious): ❓ Are the new units going to be penthouses or 'top floor flats'? ❓ Is an existing passenger lift going to extend up to the newly created floor levels? ❓ Are the communal areas of the building going to be upgraded to a specification to rival nearby, competing new build schemes, that may have on site amenities? For secured lending, airspace is typically valued on a residual basis. All of the factors described above will have to be allowed for. However, it's nothing new. 💡 The first UK property transaction involving Bitcoin Inc. supposedly took place in Essex in January 2018. 🏗 It involved a detached house, forming part of a new development, funded by Close Brothers. 📈Whilst there have been limited second hand sales within the development since, to the best of our knowledge, resales have shown a ~30% increase in value according to HM Land Registry. Based on the supposed initial price paid of £375,000, this may suggest a current value of just under £500,000 💷 When this story broke during late 2017, the exchange rate indicated that this property was being acquired for 82.55 BTC. What would that be worth today in sterling? 💸💸💸💸💸💸💸 Almost £7million 🤯 At the time, the developer involved suggested that transactions like this would be commonplace within five years. 🏆 So it's finally sold.... but for 'only' £139m; not the £250m some had previously predicted. Bargain! 💡 'The Holme' was originally constructed in 1818 by James Burton, the building contractor most closely linked with John Nash. It was designed by James's son, Decimus, and occupied by the Burton family. Subsequently, it was used for a time by Bedford College and is now a Grade II* private residence. As confirmed by Housing Minister Matthew Pennycook, from the end of this month, leaseholders can extend their lease or buy their freehold without the previous two-year waiting period. This applies to both flats and houses, making property management more flexible for new owners. This reform, part of the broader Leasehold and Freehold Reform Act, aims to make homeownership more transparent and cost-effective for leaseholders by allowing immediate action upon property acquisition. Extending a lease can now be done sooner, potentially increasing property value and benefiting those planning to sell or remortgage. Eliminating the two-year wait reduces delays in property transactions, giving owners more control from the moment they purchase. 🫠🫠🫠🫠 A packed day in the rain today starting with two fairly complex Valuations in Gerrards Cross. One of these involved a house with arguably the best garden/plot in central Gerrards Cross and the other a development site. This was followed by a trip into West One Loans office to see a number of friendly faces, and then on to learn about KSEYE 's new portal, which was of huge interest to us. Well done everyone involved! 𝐏𝐚𝐫𝐤 𝐕𝐢𝐥𝐥𝐚𝐠𝐞 𝐖𝐞𝐬𝐭 ☂️ Like something from a scene in Mary Poppins, this is an important example of the 'romantic' element introduced into domestic architecture by John Nash. John Summerson said of them that "they were among Nash's very last works and are full of interest. The houses are very small and often charmingly planned. Some are 'Italian' some 'Gothic,' some affect a kind of châlet style. Building this essay in the picturesque compensated him for having to leave out the clusters of villas he planned for the park itself. Trees, water, fanciful gables and balconies—all the properties of the romantic village scene as illustrated in the almanacs and the keepsakes are here. . . ." During the last years of Nash's life and after his death, the villages were completed by his pupil and successor, James Pennethorne. Today, Park Village West survives and half of Park Village East (the other half having been erased by the railway). They are, in a sense, ancestors of all picturesque suburbia. Up to the war, housing estates were still being laid out very much on these lines with "no two houses alike." It would be difficult to find a prototype for these much earlier than Nash's Park Villages. 🏰 This diversity in architectural design was part of Nash's vision to create a charming, village-like environment within an urban setting. Notably, the houses are small and often uniquely planned, with some like No.12 (Tower House) being particularly impressive. 💷 From a Valuation standpoint, these houses are extremely sought after and recent sales for these Leasehold houses range from around £1,400psf to £2,500psf depending on detachment, condition, style and plot size. 😍 One of our favourite addresses around The Regent's Park for sure. 🌐 www.capitalvalue.co.uk 📧 admin@capitalvalue.co.uk ☎️ 020 3011 3114
