A building maintenance plan is designed to efficiently maintain your assets, schedule works for your essential systems, and monitor progress. A well-executed plan will reduce any disruption, minimise risk associated to your critical building systems and ensure repairs are carried out at convenient times. To enable this approach you'll need to simply switch from reactive maintenance to preventive maintenance. Preventive maintenance requires you to implement a plan to perform maintenance on your building assets while they are still operational. It is cost-effective and will usually prevent unplanned failures of critical building assets, such as failing heating systems, lighting systems. For example, servicing and replacing your HVAC filters is considerably less expensive than replacing the entire units when they fail due to lack of regular maintenance. Our dedicated team will help you build a plan that meet your specific business goals. Whether you need a complex plan or smaller building maintenance, we are here to deliver the solution you need when you need it. Common HVAC Issues you should be aware of and what to consider. Lack of regular maintenance > A qualified HVAC technician should really inspect your HVAC system once or twice a year depending on your system. It is worth noting that regular maintenance can help prevent bigger problems and actually save you from unnecessary expensive repairs. Poor installation or repairs > Poor installation or a bad repair of your HVAC system can cause long term issues, a shortened lifespan and reduced performance in one or more of your buildings systems. Low air quality > If air quality is poor in your area contaminants can often clog up your HVAC system faster. Look into obtaining environmental information for the locality and consider changing or maintaining the air filters more regularly, again this could reduce your risk of expensive repairs in the future as well as improving the air quality in your building for everyone. It's no secret that AC and HVAC systems are often targeted by birds, after all these systems can often provide a warm and sheltered spot for birds to nest, often air handling unit which poses a lot of problems. In reality its not the safest spot for the birds or the people in your building, bird droppings and their nesting materials can also carry transmittable diseases, including E. coli. Without protection contaminants can enter your building through the HVAC system posing a number of risks to people inside. So how can you stop birds nesting under your HVAC Systems? There are lots of options available, from advanced laser bird deterrent systems to holographic bird gel dishes, but the most common and robust solution often involves bird netting. Netting can be installed around wire or wind resistant plastic cages, depending on the systems involved multiple solutions can be combined to deliver enhanced protection your building. If you have structures above your ventilation systems it is wise to at minimum install bird spikes to minimise the risk of bird droppings entering your systems, not as robust but any preventative measure will reduce the risk to your business. Have you carried out a water risk assessment? The safety of water systems in your business must be taken seriously, just like as all the other health & safety aspects of your business. You need to take steps to protect your employees and visitors to reduce the risks of infection from any waterborne viruses or bacteria. Legionella and E. coli infections pose a significant risk and a valid Legionella Risk Assessment and testing is required for every water system to verify that the risk of legionella infection has been reduced as per the ACoP L8 – Legionella Control & Guidance. Many companies we work with are also required to test the water temperatures on a monthly basis to reduce the risk of any water-borne illnesses. Are you aware of the drinking water standards? According to the DWI drinking water must be ‘wholesome’ and this is defined in law mainly by setting standards for a wide range of substances, organisms and properties of water in regulations. The legal standards in the UK were based on those which were set in Europe in the Drinking Water Directive 1998 and subsequent revisions. There are a number of factors that can influence the quality of potable water in commercial premises. These include: The presence of microbes, as mentioned earlier E.coli & pathogenic microorganisms such as Legionella pneumophila pose a serious risk. Pipe material and age, older types of pipes are more prone to developing large amounts of scale and rust, release biosource compounds, such as hydrogen, iron, phosphate, biofilm growth & bacteria which can multiply. Water storage, water tanks are a common habitat for water microbes. Some systems with water tanks that do not get used as frequently can also encourage microbiological activity. Even the water chemistry can be checked, the risks involved can vary substantially, from leaks or contamination affecting supply pipes to local source problems. We all need water, your staff and visitors are more than likely going to come in contact or consume the water in you buildings, isn't it better to be safe that sorry. #watersafety #legionella #ukbusinessowner #businessadvice

What is HVAC? HVAC is short for Heating, Ventilation, and Air Conditioning, is a centralised system that plays a crucial role in maintaining comfortable indoor environments in various settings, including offices, factories, and other commercial buildings. It goes beyond just controlling the temperature, it also focuses on ensuring proper ventilation and improving air quality. During the colder months, HVAC systems provide heating by distributing warm air throughout the building, keeping occupants comfortable and preventing temperature-related discomfort. In the warmer months, the air conditioning aspect of HVAC comes into play, cooling the required environments when the outdoor temperature rises. HVAC systems contribute to improving indoor air quality by effectively filtering out pollutants, allergens, and other harmful particles. With regular maintenance HVAC systems can help create a healthier environment. In addition to providing comfort and maintaining air quality, HVAC systems also have the potential to play a role in mitigating the spread of airborne viruses. Properly designed and maintained HVAC systems can help circulate and filter the air, reducing the concentration of contaminants and potentially minimising the transmission of viruses. #ukbusiness #healthandwellbeing #healthandsafety #businesssupport
