Last week, Concilio hosted a public consultation event on the latest masterplan proposals for a new Garden Neighbourhood near Beccles and Worlingham, Suffolk. The masterplan vision will deliver c.1,250 homes, with 30% designated as affordable housing, alongside a community hub with shops and amenities, employment space, and land for a new primary school. Over 25 hectares of open space are planned, including walking routes, sports facilities, and play areas, with a focus on sustainable transport links. Over 150 people came along to view the latest masterplan proposals, which included detail on how the project team have responded to previous community feedback, visuals of the proposed development and a series of indicative plans. Attendees provided a variety of valuable feedback, having constructive discussions with members of the project team, leaving written responses and interacting with the consultation boards. On a day marked by the Prime Minister’s US visit and the London Growth Plan’s launch, a key by-election took place in Westminster’s Vincent Square ward. The Conservatives regained Vincent Square, with Martin Hayes securing 45.4%, cutting Labour’s 2022 majority as their vote share fell by 10.6 points to 32.5%, while Reform UK secured 9.6%, ahead of the Liberal Democrats at 7.2%. Turnout was nearly 30%, higher than recent by-elections. With the Conservatives regaining Vincent Square, Labour’s seat share on Westminster City Council has been reduced to 29, while the Conservatives now hold 25. The next local elections—already expected to be competitive—are set to be even more closely contested. While Reform UK is gaining traction nationally, winning over traditional Conservative voters in the City of Westminster may prove challenging. If Reform continues to make gains at the national level, it remains to be seen whether this momentum will translate into support in traditional Conservative areas in Central London. This morning, the Mayor of London announced the launch of a consultation on the proposed Mayoral Development Corporation (MDC) for Oxford Street and its planned pedestrianisation. The MDC would grant City Hall new planning powers over the area, shifting control away from Westminster City Council. The boundaries of the proposed MDC have been narrowed from initial proposals, now covering only one block on either side of Oxford Street, subject to consultation. The consultation runs until 2 May 2025. Following the announcement, Councillor Adam Hug, Leader of Westminster Council, stated: 'We seek to work pragmatically with the mayor’s team to ensure a bright future for the nation’s high street as well as for our residential communities and businesses.' Subject to the outcome of this consultation and any subsequent consideration by the London Assembly, the Mayor intends for the MDC to be established by 1 January 2026.
