  • Today, renewable energy sources make up a significant proportion of the electricity mix that powers our homes and businesses. With the drive to meet the Government’s net zero target by 2050, and to decarbonise Britain’s electricity grid by 2030, more developers and funders are investing in renewable energy projects.  While the technologies involved in harnessing wind, solar and hydro energy might be relatively new, the title defects that solicitors are uncovering when acting on behalf of developers are similar to those we see with many traditional property or land transactions. With a wealth of experience in this ever-growing sector, our commercial underwriting specialists can be relied upon to provide cover that’s tailored precisely to your clients’ needs. The autumn 2024 edition of intouch, our e-newsletter, has been emailed out to our customers! 🎉 In this edition, we look at the different types of title defect that affect renewable energy projects, and how we’re best placed to provide insurance solutions for them. We also highlight the changes to planning enforcement periods under the Levelling Up and Regeneration Act, and explain why we don’t foresee any impact on the availability or the price of our Lack of Planning policies. And there’s a claims case study that revolves around a local authority threatening to take enforcement action against past works that were old enough to be immune from action. If you’d like to talk to us about any of the topics discussed in our articles, or to simply find out more about our products and services, call 01603 617617 or email enquiries@cli.co.uk. • Who hasn't experienced the frustration of using a company's online help facility, only to get stuck in a loop talking to a 'bot' that just delivers preset questions and answers?    But at Countrywide, we take a more human approach. The LiveChat option on our website allows you to ‘talk’ directly to an experienced underwriter, and unlike many other companies, it isn’t an AI virtual assistant that responds. It’s always a real person at the other end, with a real answer.   Whether you’re looking for help with a simple Building Regulations query, or you have a more complex case where an access policy may be required for a residential property under construction, one of our underwriting team will be on hand to help – they can even provide you with a quote in real time.   Simply go to cli.co.uk and click the ‘Chat now’ button on the homepage to get started.   Countrywide. Direct dealing, straight talking.

  • Disputes between neighbours over a right of way can easily become protracted and contentious affairs. They often arise when one neighbour, for example, makes a change to their property or the way they use the land, which then has an impact on an established access route. And as this recent claims case study illustrates, they can often arise many years after a policy has been issued, and can be expensive to resolve too. https://lnkd.in/eyeAuAm9

  • In the most recent intouch, emailed to customers at the end of June, we included an overview of the year so far, taking a look at market conditions over the last six months and finding signs for optimism for the next six. "After an unsettled and unpredictable end to 2022, with the impact of soaring inflation and rising interest rates then shaping 2023, the residential marketplace looks to be a more resilient and stable place in 2024. The year began with forecasts from industry voices like RICS, Nationwide, Rightmove and Savills making cautiously optimistic predictions. Month on month we have seen activity levels continue to creep up, and as we head into the summer, there’s momentum in the market which suggests these initial forecasts seem to have been accurate." • The summer 2024 edition of intouch, our e-newsletter, has been emailed out to our customers! 🎉 The property market has enjoyed an encouraging start to 2024, and as we reach the halfway point of the year, we look at the conditions that have created this stability, and the growth we hope the next six months will bring. Also in this edition, we demonstrate how tricky and expensive it can be to resolve access disputes that arise between neighbours in our claims case study; we highlight the benefits of integrating your case management system with our online quotation service, Elite; and we answer some commonly asked questions our underwriters face about leasehold properties. If you’d like to talk to us about any of the topics discussed in our articles, or to simply find out more about our products and services, call 01603 617617 or email enquiries@cli.co.uk. https://lnkd.in/eSAHrZur
