Back from the National Residential Landlords Association - NRLA Annual Conference in Birmingham. What struck me: 🌿 Environmental standards are top of mind 🌿 Minimum energy efficiency standards (MEES) are rising (EPC C by 2030), a new private rental Decent Homes Standard is entering consultation. Some of the most crowded stands were for damp & mould solutions. 🏛 Landlords want to comply - but don't know where to start 🏛 80% of landlords were prepared for the previous MEES deadline of 2025 (per Shawbrook Bank) - but 33% of asset owners aren't sure which measures to implement, and 32% can't find the right tradespeople. Clear, high-quality advice and surveying is critical. 🏘 Rental demand is strong, supply is short, and standards are rising 🏘 My seatmate had 50+ applicants on two of his properties. At the same time, 25% of landlords sold over the last year (record high) and just 7% intend to grow their portfolios (NRLA Research). To avoid a tradeoff between higher standards and supply, government must make it easier for landlords to get good advice on compliance and fund improvements. Thanks to Ben Beadle, Rosilyn Ann Ellis, Samuel Croasdale, Kayleigh Buckingham FEPAA, and team for a terrific event. Great to share the stage with Hannah Chappatte, James Kent, and Manoj Varsani MBE. #housing #sustainability #netzero #proptech #property #realestate #privaterental #prs

Stay tuned...
🚀 Hestia is now Domna! We are getting ready to make some exciting announcements as we grow – part of that is moving to a group structure, with Domna as our umbrella brand. Stay tuned… 🏛 Why Domna? We love powerful women. Julia Domna was a Roman empress, one of the first to rule in her own right. She was also a big Hestia fan, restoring the Temple of Vesta in Rome 📨 You can still get in touch with us at our usual @hestia.homes emails, or drop us a line at @domna.homes (info@domna.homes is our go-to ‘for info’ address). Visit www.domna.homes to learn more about us (our old www.hestia.homes redirects) 🙏 Thanks as always for your support as we continue to grow our impact and scale in retrofit – we truly appreciate it Chenai Gondo, PhD, Khalim Conn-Kowlessar, Domna (formerly Hestia)

🌟 Reflecting on Our “Investing in Housing Retrofit” Event at UKREiiF: The need for #retrofit is clear – 19mn UK homes below EPC C, 6.5mn UK households in fuel poverty. And there’s #value at stake – £530bn+ retrofit market, +20% to valuations, +10% to rental yield. But we still aren’t connecting capital with ‘shovel-ready’ projects. At this year’s UKREiiF, we brought together public and private sector industry leaders to talk about why this is, and what we can do. A few takeaways… 🏘 The domestic retrofit market is huge, but demand is fragmented – we still need to ‘crack the case’ on aggregation to create investable propositions for institutional investors 💭 One size doesn’t fit all – retrofit needs vary between single-family and multi-family, and by type of resident. Should we think about retrofit by ‘population segment’ rather than by asset type? 👩💻 The technology is there – we have next-gen heat pumps and solar, we have great data and analytics tools (including our 98% accurate predictive stock assessment tool 😉 Sorry 😂!). Traditional installers don’t always know these solutions, though, so adoption lags – we need to educate the supply chain 💷 The #businesscase very much depends on government – the Domestic Minimum Energy Efficiency Standard (MEES) has made the maths work for the ~150k least energy efficient properties, we need higher minimums to move the rest of the market 🏡 We also need ‘technology-agnostic’ grants – government should encourage whole-house retrofit, not ‘pick winners’ by only funding specific measures (cf. the Boiler Upgrade Scheme) Friends – how else can we better ‘match’ retrofit jobs to investment? Curious for views… Many thanks to Hugh Garnett, Andrea Carpenter, Charlotte Kirby, Hannah Vickers, Paul Miller, Daniel Mahoney, Debra Yudolph, Eamonn Hughes, Emma Fletcher MRICS, Helena Rivers, William Cooper-Pearson, Ioanna Mytilinaiou, Jane Anderson, Kasang Kajang (she/her), Marylis Ramos, Matthew Ratcliff, Jim Thomas, Dina Beeney, Patrick Bunker, Marion Baeli, Paul Kirkbright, Paul Dobbs AssocRICS, Rebecca Harlow, Samantha Watkin, Steve Matthews, Joe Tetley, Pål Hauff Hvattum, Valentina Shegoyan, Dr Elizabeth Rapoport for joining us. #sustainability #housing #affordability #netzero #realestate #property Anna Moore, Chenai Gondo, PhD

Inspired by the ongoing conversation -- and more importantly, ACTION -- taking place in private real estate markets around sustainability
A pleasure sharing the stage with Tami Chuang, Shuen Chan, Kristina Arsenievich, and Bozena Jankowska at #WMP23, talking #realestate and #decarbonisation. A few notes: 👩💻 We have a ways to go with #data -- but an even bigger issue is behaviour. We need better, win-win ways to 'nudge' tenants toward #energyefficiency 🌿 The top of the market has a green premium, the bottom has a brown discount...the middle is in 'wait and see.' We need #regulation and better customer value props if this is to move 🏘 #carbon is easy to measure -- #socialimpact far less so. I was inspired by how my co-panellists are driving holistic impact across E, S, and G #netzero #housing #property #womeninbusiness #womeninproperty #womeninrealestate Hestia
