    Delighted to share that we’ve submitted our third build-to-rent planning application to transform and convert our redundant brownfield warehouse site in Reading into 215 high-quality rental homes. Much like our Ealing project, this development is conveniently located just a stone’s throw from a Crossrail station. We’re proud of John Lewis’s longstanding retail presence in Reading town centre, and we’re committed to serving the local community’s housing needs by providing a sustainable, energy-efficient rental community with a range of high-quality social spaces.     BusinessLDN is continuing to bang the drum about a technical but vitally important issue of demand for purchasing Section 106 affordable homes. We have produced this briefing note with Pascal Levine from DS2 outlining the problem and some potential solutions. The Government has set out a raft of reforms to support its ambitious housing targets, which are welcome. However, the impact of much of it will take time to deliver so we also need immediate action to support stalled schemes which can deliver housing now.     We have acquired a landmark site, in partnership with H.I.G. Capital, for a residential-led, mixed used development opportunity in a fantastic super central London location just off Old St roundabout, within one of London’s most dynamic and fast-growing boroughs in the London Borough of Hackney This is the first project between HUB and H.I.G. Capital, and our aim is to provide new professionally-managed and sustainable homes and offices, including affordable office space, alongside improved public realm - with excellent connectivity and convenience for future residents and businesses. We will now start work with the local community to understand its needs and priorities, and how these can be addressed within the scheme.     We are thrilled to announce that resolution to grant planning was unanimously agreed for Canada Water by the Southwark Council Committee on 12th June 2024. This milestone marks another step forward in our long-term investment and regeneration in the area. Southwark’s officers have described the building as “exemplary, with commendable communal amenities and accommodation,” and we couldn't agree more. This project will create a landmark on Printworks Street, seamlessly connecting with the broader Canada Water Masterplan. Designed by Stephen Marshall Architects, the project will deliver: ➡️ 135 co-living rooms ➡️ Ground, first floor, and rooftop amenities for residents ➡️ A publicly accessible ground and first-floor co-working café on the corner of Mulberry Walk ➡️ Significant landscaping, including a pocket park and tree planting along Printworks Street We are proud to contribute to the vibrant and growing community at Canada Water.     Congratulations to our client London Square who have received planning consent for the former Greggs Bakery site in Twickenham. DS2 have been working on the project since 2018 and it’s fantastic to see the scheme receive consent to provide 116 new homes, including 58 affordable homes, in the London Borough of Richmond upon Thames. #affordablehousing #planningpermission

    Richmond councillors have overruled a recommendation by planning officers and voted for new homes on the former Greggs Bakery site in Twickenham. The London Square scheme will deliver 116 high quality new homes, including 58 affordable, 47 of which will be London Affordable Rent. The 2.7 acre derelict brownfield site has been vacant since 2018. An earlier application by London Square was turned down in 2020.  Last night, the London Borough of Richmond's planning committee voted 7-2 in favour of the new scheme.    Mark Smith, Group Development Director at London Square, said: “Our beautifully designed scheme will include 58 new affordable homes – almost double the overall number of affordable delivered in the borough in the past year.  We applaud the local ward councillors who made representations to support the scheme and are delighted that the planning committee decided to listen to the local community, rather than be led by the advice of planning officers who were concerned about a loss of unviable industrial land. It is a victory for common sense. We look forward to delivering a new chapter for the site.” London Square has an outstanding track record of delivery in the London Borough of Richmond. It undertook the award-winning conversion and restoration of the Grade II listed  Star and Garter Building and Ancaster House on Richmond Hill, the former home of The Royal Star & Garter Homes charity. The sale of the building to London Square enabled the charity to establish purpose-built residential centres for former servicemen and women.     DS2 would like to congratulate Fifth State on receiving planning consent for the redevelopment of their site located on Ilderton Road in the London Borough Of Southwark. The scheme will provide 605 shared-living homes, 120 on-site affordable homes (equating to over 40% affordable housing), 35% affordable workspace and a not-for-profit community cafe. DS2’s role involved providing bespoke affordable housing advice in order for the scheme to follow the Fast Track Route given the proposal of shared-living homes with on-site affordable homes. #affordablehousing #sharedliving #planningpermission

    We are incredibly pleased that our community-led proposals for 79-161 Ilderton Road were approved at Southwark’s Planning Committee yesterday evening. The approval of this application has secured several key benefits, including: – 120 traditional C3 affordable homes (over 40%) – 605 sustainable shared-living homes for London’s workforce – 35% affordable workspace – A not-for-profit community café that will be operated alongside Circle Collective to train young adults from disadvantaged backgrounds in employment skills and assist them into employment – An active ground floor and pocket park to be enjoyed by the wider community From day one, we’ve worked closely with Southwark Council Planning Officers and the Local Community, to understand their thoughts, wants and needs. This input directly shaped our proposals. The scheme focuses on well-being through the careful design of shared spaces which foster a sense of community and encourage social interaction between residents through shared amenities. This includes flexible workspaces and recording studios, a well-being studio and gym, games rooms, shared kitchen and dining facilities. A massive thank you to all involved, with special appreciation to our partner, Wittington Investments, and the external team, who have worked tirelessly to help craft the vision for this application. We look forward to starting construction in 2024, bringing the shared vision for the site to life.
