What do I do as a landlord if my tenant refuses to leave the property? As long as you are not evicting them before the end of the term and you have given your tenant the correct notice, your next step would be to apply to the court for a possession order. If the court gives the possession order and your tenant still does not vacate, you will need to apply for a warrant of possession.
