Gianluca Villella joined the FinSpace team as a Validator, qualifying enquiries for brokers. He quickly progressed to brokering his deals through our extensive lender panel. Gianluca demonstrated a keen interest in the technology and contributed to the development of the quoting engine for bridging and development. Recognising his contributions and career ambition, Gianluca was invited to be part of the technology team as an Associate Business Analyst. Since then, he has been pivotal in enhancing functionality and has played a crucial role in the development of our case management system and the customer portal. Our Head of Bridging, Liam Arnold, has completed an impressive 6 deals in just one week! 🏡2 deals for clients with tight deadlines to complete their purchases. 1 HMO conversion and 1 light refurb purchase were completed seamlessly. But that’s not all!⤵ 🏡Liam also completed 4 deals for one client, including 3 buy-to-lets to refinance debt and raise a deposit for a new purchase. Here's how he turned around a complex situation for our client: Key Challenges: - 🌉 Defaulted bridging loan with a high LTV - 🏚️ Uncompleted work on one property due to personal issues - ⏳ Tight deadline and risk of incurring further costs - 📉 Down valuation - ⏲️ Delays caused by life events - 🧾 Slow solicitors who didn't grasp the urgency Ed's Solution: - 💬 Negotiated directly with the lender to avoid new valuations and extra fees - 📑 Agreed a retyped valuation to streamline the process - 💸 Client paid down £25k of the default balance, reducing the LTV to 75% - 🤝 Collaborated with the lender's solicitor to bypass the client's slow solicitor, minimising documentation needs - 🎯 Ensured everyone met the completion date Ed's dedication and expertise ensured our client met their deadline and resolved their issues smoothly.
