Specialising in residential property sales, lettings and property management in Newport, Telford and surrounding areas, we provide the same service to each property whatever the size or location; every house is someone’s home We understand the public's perception of Estate Agents, and this has made Foden Property determined to be ‘not just another’ Estate Agency. We have taken our service back to basics, providing the level of service you would expect in a friendly and approachable way. We want our clients to feel at ease and we are always happy to listen to your individual needs and aspirations. This is an approach that has worked well for the Newport office since it’s opening in 2006 and is an ethos that continues in the new Telford office based in Lawley Village which opened in 2014.

    Before you put your home on the market this year, we recommend you check if you have an early exit fee on your mortgage. We recently went to value the home of a couple who discovered they would need to pay £10,000 for exiting their current fixed rate mortgage deal early. Whilst not all early exit fees will be as much as this, it is not uncommon for them to be in the region of £3,000 - £4,000 which is a lot of money to add in just for coming out of your mortgage 6 or 12 months in advance. Similarly, if you purchased your home using a Help to Buy scheme, then you might want to check if there are any clauses which could affect you if you choose to sell your home early. #FodenProperty #PropertyAdvice #PropertyTips #MortgageFees #HelpToBuy

    Did you know that nearly 60% of households in the UK own at least one pet? If you share your home with a pet (or 3), and you're putting your home on the market, then please don't assume that your potential buyers will also have a pet. Depending on the type or size of your pet, they could actually be more of a distraction than a help when it comes to selling your home. Where possible, we would always recommend taking dogs for a walk, or asking friends or family members to look after pets during viewings, especially if you think they're likely to get a little too excitable at meeting lots of new people. It is also a good idea to move cat litter trays out of your home and to tidy away any toys and pet beds so that you make your home look as spacious as possible. #FodenProperty #PropertyAdvice #EstateAgents #TelfordEstateAgents

    Your Questions Answered: Are online property valuation calculators accurate? At the moment, online property calculators are not correct as we have noticed that their algorithms are not matching the reality of the market. They are also not just out by a tiny percentage, but by a massive amount. The valuation tools use an average price based on your postcode rather than an average for the size of your home in your area. For example, if you own a two bedroom home in an area which has mostly three and four bedroom homes, then the price calculator will be basing the value on the average for all of the properties in your postcode and not on what a two bedroom home would sell for. If you would like to see how much your property is likely to be worth before you invite an estate agent into your home, then it is worth taking a look at property websites such as RightMove. By filtering properties of the same size as yours, within a few miles radius, you will be able to get a much accurate picture of how much your home could be worth. #FodenProperty #FrequentlyAskedQuestions #PropertyAdvice #PropertyExperts

    If you're preparing to get your home ready for viewings this summer, then here are our top 5 things to consider before showing people around your home: 1. Parking - do you have a driveway or on-street parking which can be easily accessed by potential buyers? If possible consider moving your cars out of the driveway so that buyers can park there instead. 2. Kerb appeal - how does your home look from the street? Is your garden or driveway tidy and presentable? Are your windows clean and does your front door look inviting to buyers? 3. Lighting - turn on the lights in your entrance hall and first floor landing to let in as much light as possible. 4. Clutter - tidy away any clutter from your hallway, kitchen and living spaces. You want buyers to be able to see how spacious your home is, rather than getting distracted by how many pairs of shoes you have in your hallway. 5. Pets - If you have any pets who are likely to get overly excited by visitors then consider taking them for a walk, or letting a friend or neighbour look after them during viewings.
