Change is coming, start preparing now! This was the message within our Goodlord Renters Rights Bill webinar yesterday. Over 2,000 people subscribed and over 600 questions were submitted to both David Smith and I. The bill is unlikely to change much between now and gaining royal assent so if you need any help preparing your business please do reach out to us. There is plenty to do and most of the changes are things Goodlord can help you with, saving you time and ensuring you’re compliant. We didn’t quite manage to answer all 600+ questions so we are sitting another session next Friday at 0930. This morning, we hosted a breakfast panel in the Haymarket Hotel to discuss the Renters' Rights Bill. We were privileged to have an incredible panel featuring William Reeve alongside Lord Best, Ben Beadle (NRLA), Nathan Emerson MNAEA MARLA MNAEA(comm) (Propertymark), and Ian Fletcher (British Property Federation). The event brought together a fantastic audience, including industry leaders, top lawyers, letting agents, local MPs, and councillors. The discussions were highly engaging, focusing on the challenges and opportunities the Renters' Rights Bill presents for our sector. Topics included its potential impact on tenants, landlords, and agents, and how the industry can prepare for these changes. Thank you to everyone who attended and contributed to such a meaningful conversation.

A pleasure for Goodlord to host some of the most influential people in our sector alongside MPs and Lords to debate the next steps for the PRS in light of legislative change. The warnings within the room were clear, especially in regards to; - Rent in advance and the implications to key demographics of tenants - Delivery of the changes the Renters Rights Bill brings, time needs to be given to educate all stakeholders - The pressure such legislative change brings on supply and the unintended consequences for tenants Interestingly there was also a suggestion from those in power that the industry should speak up more! I personally think shouting louder in an empty room is futile. Positive collaboration and engagement is what is needed in my opinion. The reality is the bill will become an act and most probably before the summer, now the question is how to best adapt and try and ensure confidence for both landlords and tenants.
